Why isn't this property selling?

It's a friend of mine's house.
Not even getting any viewings!!
Someone told us that because my friend is paying only 1% to the EA, they don't bother to push the sale, - just chuck a photo in the window and forget about it.
The EA has said that it's quiet and maybe consider lowering the price. (although it was them who priced it in the first place), - but surely, if it's just the price which is the problem, where are all the low offers??
Any advice/comments/suggestions?

seems a lovely house.
nothing to report, apart from a couple of bits and bobs in the bedrooms (bear on windowsill and gym equipment next to a bed)
but it must be the price. what bracket does it come into in rightmove? what does it compare to in terms of selling prices for others in the area?
there probably arent enough photos as its 4 beds so you need to see a few more photos as at that price it really matters what rooms and sizes you're getting so you want to see everything before you ring up to view0 -
Lovely house inside don't know the area so cannot comment on price but from the pictures cannot believe that is the back of the house compared with the front - has the front been extended but the back is still original?0

It is pretty ugly. If I was going to be spending that much money I would want a house with better street appeal than that. I would not even view that property based on its appearance, regardless of how nice it is inside.0

Without knowing the area, I think the poster above sums it up, its not very attractive and for £750k I would at least want that.
This may be a cheap property for the area in which case, looks may not be everything, however the lack of viewings suggests overpriced/not attractive for ppl to want to view.
gl to your friend all the same...0 -
Don't know the area, nor the pricing, but £795k seems a lot for it....
Too much personal stuff lying around - are the bottles of shampoo etc in the bathroom included in the sale? No? If not, why are they on display? Likewise teddy bears etc.
The listing tells us the room sizes, but offers nothing more. No selling points, no points of interest, no indication of features, etc.0 -
I am grateful I don't live in or near London where the prices seem to inflate increasingly higher! I'd echo what googler says about too much personal stuff on display.
http://www.lawlors.tv/agents/properties.aspx?agentid=39®ionid=11&officeid=40&propertyid=20785 is a video of the property - it doesn't really sell it to me, but at that price, i'm not the target audience I'm afraid.Feb 2012 - onwards MF achieved
September 2016 - Back into clearing a mortgage - Was due to be paid off in 32 years in March 2047 -

Predicted mortgage clearing 03/2047 - now looking at 02/2045

Number 28 sold recently for £660,000. Number 10 sold for £499,000 in February. Other than that the only houses that comes near to comparison are 5 bedders - number 20 sold in 2008 for £790,000 (height of the boom) but that had 5 bedrooms and 4 bathrooms.
1% of 795,000 would still be good commission - i would suspect that the problem with the house is that it is way, way overpriced...0 -
how did your friend pick that price?0

As above it looks at least 100k over priced.
The interior is well done but it's pretty ugly outside - sorry!0 -
It's not my kind of place but I suppose it must have its market. I thought the decor was a bit 80s/90s - especially that wallpaper in the master bedroom but that's just my taste and there have been long discussions on this forum about painting neutral colours or not in order to sell.
My only comment on the listing is that the 2 photos of the kitchen looked very yellowy - artificial light. I suppose for that money i'd want somewhere with more natural light. The garden also looked small for a large, 4 bedroomed house - not sure if that was just the photos.0
