Now had my £152 offer declined and told looking for nearer £160 :mad:
This house is also being sold by another agent,is there any benefit in approaching them or taylor wimpey direct?

I would have thought as it is almost a stock unit that they should be seriously considering your offer. They will have a bottom line that they can go to and an offer of 152 on a house priced at 165 should certainly be within their remit. Has the house been reduced already, and if so from what was the original price?0

They will normally budge 5% or so without much hastling. As this is the last home you can probably wangle yourself a good deal. Carpets, tiling etc.
What are other houses in the area of similar spec selling for?
Having a 'I want a minimum of £20k' off mentality purely because someone else somewhere on a different site on a completely different build got it is a terrible mindset.
Check you are not overpaying and make a sensible offer.
I managed to negotiate 5% off the cost of the house plus stamp duty paid + £1k towards legals, saving me a further 3%, so an 8% total saving. This was on the first phase of a development selling very well and one of two remaining plots for a very popular model. This was the lowest they could go as they have their 'base lines'.
Edit: Sit tight on this one to be honnest or negotiate carpets which will cost you around £1500, some extra tiling and maybe a few other features so you'd end up paying the same amount anyway.0 -

left it 5 days after my £152 offer which was delined.just had a call saying if i go to £155 they will except.
since then we have been looking at this estate http://www.redrow.co.uk/developments/chestnut-walk/
which the 3 bedroom is better quality but £20k more

To throw in my tuppence worth, they are simply trying to squeeze as much out of you as they can. I work in construction management and have friends who work for house builders - they all have bottom line margins which they are not allowed to go beyond. Anything between that point and the asking price is pure profit for them. The game you have to play is to try and work out what that bottom line figure is and negotiate accordingly.
Based on your circumstances with high deposit etc, I would leave you offer of £152 on the table and walk away. On a new build house, with your circumstances and the way the economy is looking at the moment that is a very good offer and one which I would have bitten your hand off for if I was them.My debts at 11th April 2011:

We have just bought a 4 bedroomed Ben Bailey home off plan. They are up for £174,950 (North of England). They automatically knock 5% off when you walk through the door.
We told them outright that we were not willing to pay more than £160k and they came back with the deal at £161k which then included all carpets, floor coverings in bathrooms/kitchen and integrated appliances.
You cannot trust what sold prices on new builds say on the Land Registry though as ours will be down as £169,950, but then they gave us a "discount" to the £161kWe think we got their lowest figure they could give us as we tried to get a few more extras added in and they wouldn't budge at that point :rotfl:and basically because their 3 bedrooms are listed at the land registry as sold for £159,950
