I'd start at £120k and go from there, you never know!
I thought I was being cheeky offering £230k on a £285k house and got it for £248k. Yours is a new build from a business giving you even more scope to negotiate!

Love the way an artist impression completely leaves out what's behind and instead puts in trees to make the property appear not over looked!0 -
Having bought a Wimpey house and flat i would advise you not to buy,they are lovely when you first buy but the aftercare and quality is atrocious,numerous builders have recommended Ben Bailey homes to me.0

somethingcorporate - this is really interesting to me as i have seen one on at 285 but my max is really 250, albeit in cornwall - had the one you got been on the market for ages/sellers desperate?

update:
went into the estate agent today and was asked for an offer,mentioned the £145 and was told straight away they would not go for that.
put an offer in for £150 which was put forward and turned down later in the afternoon(looking for a bit of an increase I was told)
Upped offer to £152 and still waiting a reply.
just checked house prices on this estate last detached properties sold between £189-£200 in the spring of 2010.0 -

Stick with 152 and say you will have to walk away if they reject - they will keep seeing if they can squeeze a couple more thousand out of you.
152 on a 165 house is a decent offer and you are in a great poisition.0 -

No, had been on 8 weeks or so.
Being so close to the stamp duty threshold (£250k) and the difference it makes to the up-front costs (£5k+) means any EA should warn the sellers to expect offers sub £250k when they are so close to the magic £250k.
I'd go in at £240k and then up it a few times until you reach your ceiling. Do you know how long the property you are looking at has been on? have you propertybee'd it? If you post the RM link perhaps one of the regulars can help you.
