taylor wimpey new house offer price?

Hi all, posting from my phone so not had chance to
use search first. Just been to look ar the last home on a new taylor wimpey estate in dudley west midlands dy3. 3 bedroom detached with off site garage on for 165k. We are in a good position to purchase with no home to sell and a 30% plus deposit. We also own another 2 bed house paid for which we will rent out.
what should we put in as an offer? all comments advice welcome. Thanks in advance

I've viewed a few Taylor wimpey developments in the midlands. I was offered 20k off straight away with no negiotations at a couple of them.0

20 k off seems big amount ? It is through connells estate agent, i was thinking 155 as an opening offer. Estate is the hedgerows dy3 2Ah0

Start way lower.Thinking critically since 1996....0 -
You pay a premium for a new build because it's new (like cars). So to avoid being in negative equity from day 1 I'd shave off 10% as "the real price" then start going down from there.
Your initial offer WILL be rejected, that's how the game works. Therefore you need to make an initial offer a price so low it makes them cry. If you're not embarrassed when you name the figure, you've gone in too high. That gives you room to edge upwards - just remember, it is a buyer's market so don't overpay. It's all too easy when the nice shiny new car... I mean house is there in front of you.0 -

They'll be delighted with such a high opening offer (though as later poster says, will probably reject it and see if they can push you higher).
I've also been offered 5% off before even expressing an interest in the house (Taylor Wimpey and other builders).0 -

Its a buyers market, house was up for 179,950, they offered it to me for 160, if id have made an offer id have gone in at 145 hoping to get it for 150.0 -
