    We have a gas leak. So our gas is switched off and clamped, no heating, and our lovely new slate floor will have to be dug up.

    I had that when renovating my Dad's bungalow. BiL is qualified in the gas department, so he put his manometer (no jokes - as if you would!:p) on the inlet to see that all was in order......and it wasn't.:(

    So, we sealed off the only outlet and the reading still fell, making it certain that there was a teeny leak somewhere under the building. Like you, I didn't want to start digging up floors, so I found a guy to route a new pipe upwards, through the loft and down at the appropriate place. It was an 'on the way home after work' job. ;)

    Fortunately, this was early on in the revamp. Dad must've had that leak for many years, but there was no smell to alert us. BiL is just very cautious. :)

    This is the problem - the hip to gable plus dormer is almost certainly PD but apparently disliked by planning depts so if adding a non-pd ground floor extension let them get the loft conversion within the planning remit there would be the chance for the planning dept and the neighbours to object.
    Yes semi's, unlike detached, only get 3 meter rear extensions as PD.

    Are you allowed to change a hip roof into gable as PD ?
    Without paying for this link - the preview shows a hip roof with a side facing dormer, complete with the all important skirt of original roof.?

    I've been Money Tipped!
    the official MPG of my super-steroided up nu-mini is supposed to be nearly 50. i reckon it wouldn't do 50mpg if it was rolling downhill with the engine off.

    mind you, i do have a heavy foot!

    My dads quashquai or what ever it is called does really well, I think he has got fifty six from it on motorway. It's a roomy car too, so incredibly good. The best I have had in it is 47. I too am a bit foot heavy. Worst habit though is ridi the clutch. It's very very bad.

    Edit: best car I ever had was a Nissan too. It was ugly as hell, but never died. I foolishly sold it for some reason to a friend for a pittance and it was the worst mistake ever.

    We had a quashqui for a week when our car was in the garage, it was much smaller inside struggling to fit our 3 kids seats and luggage for a week away and we got a 2l? petrol which really struggled on the hills and returned mid 20s mpg which I thought was carp for a 2011 car :( I am sure the diesel would have been much better though.

    I can tell everyone for free that they were all unpopular cars that rusted and fell to bits in a couple of years. Horrid bodies and horrid mechanicals.

    My old Singer from the 60s was a real Rootes masterpiece :) .......but that rusted and fell to bits too in the end. :( Met interesting people with it. Being black & shiny, they would think it was a taxi and jump in if I was parked up or at the traffic lights. I even had a woman who did that twice.....or maybe she thought she was onto something there... :o

    I have a 2l Nissan. It does a realistic 30mpg, doesn't struggle on hills and it burns no oil, even at 110k.:D

    The new Nissans are all 'lifestyle' vehicles, it seems, but whoever's lifestyle it is, it's not mine! :(

    I love my nissan, more for the gadgets like built in satnav, Bluetooth and reversing camera rather than boot capacity or mpg.

    Oh begger begger oops......
    We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.
    Eldests' EDS diagnosis 4.5.10, mine 13.1.11 eekk - now having fun and games as a wheelchair user.
