From what was explained the landlord cannot unilaterally increase the rent until the 3 year term has expired. So the agent is just "proposing" an increase.
But, from August the landlord may action the break clause to end the fixed term. At that point the tenancy would become statutory periodic and the landlord would therefore be able to use a section 13 notice to unilaterally increase the rent.0 -
Take a copy of the tenancy agreement down to the agent's office and ask them where it states that there is a rent-review in it after the two-year mark. Or anywhere for that matter.
Be prepared to threaten to give notice to leave in August. Do not be bullied by these idiots0 -
Maybe the agent has misunderstood the LL. It happens all the time. What if the LL told the agent to raise the rent in January after you move out to any new tenants? Might be prudent to at least to make an inquiry.FREEDOM IS NOT FREE0

I wouldn't take it personally, they just want to get more money (not because they dislike you) and if you agree to the rent raise, then they can have it. Equally, if you say no, it looks like your contract says they can't force it on you.
I'm not a charity organization... it's ridiculous for a LL to ask for a raise while the contract doesn't allow it. That's my opinion.0 -

Of course it's ridiculous. I think prydryden is right: there's been a miscommunication somewhere between the landlord and agent. Take your rental agreement down to the agent's office.0

Yes. My worry is that the landlord can still argue that a break clause must apply to both parties in order to be fair.
You should be safe, though, as that would require court action that would probably drag on until long after January...0 -
