Absolutely.
"3 years" is only relevant in that if the term is up to 3 years the tenancy agreement need not be in writing.
Beyond 3 years it must be in writing and executed as a deed.0 -

I don't trust the system will always support you, you need to protect yourself.
I've managed to make phone calls from other countries. It's really not that complicated (and you're assuming you'd need to, which I don't think you would).0
