    I hope you got it sorted beforei the letting agent arrived, but as for taking a U bend apart, I've been able to unscrew ours without the need for a spanner (you'd probably need a wrench in fact) but it depends how hard it's been screwed up.

    First, put a bowl under the U-bend. Then unscrew the rings at each end and pull it off. Mucky water will fall into the bowl. Clean any solid gunk out of the bit you've taken off. Then MOVE TO ANOTHER SINK and give it a good rinse. Now screw it back together, you shouldn't need tools but you do need to be firm. Test it before you remove the bowl, dry it off with an old tea towel and keep tightening until there are no more leaks.

  • Problem - blocked bathroom sink (probably due to hair and shaving foam build up).

    Tried the following without success, bleach, boiling water, salt, vinegar, long wire.

    Then tried plunging with my hand which worked in 5 secs. Stuff a damp cloth into overflow opening then with some water in the sink put the palm of your hand over the drain and start pumping. Hopefully in a few secs you will hear a welcome gurgling sound and see the water disappear down the drain. If you have put chemicals down he sink make sure you are gloved up.

  • After trying for hours with the plunger, as well as soda, then boiling water and even kitchen sink un-blocker, I was reluctant to empty the whole cupboard as getting to the u-bend would have required removing the shelf too. I heated the u-bend with a hair dryer for five minutes then gave it a couple of plunges and bingo!
