I think having a little car parked right outside makes it look even smaller as from the camera angle the house looks barely wider than the car. Also, the car seems to be parked right up against the wall so any propective buyer might be put off by the lack of a pavement.:hello:0

busiscoming2 thanks for the feedback... I looked at the photo and the rug looks quite small and a bit strange (although I do still love it) I will hide it when I get the next photos done!
There is no dining area in this house, you could split the living room but there is really only 1 reception room in this house, I know it could be a point that puts people off.... a lot of the cottages around here have been converted to dormer cottages giving people the extra room....but I feel investing in this type of upgrade to the property would not really bring any type of return :-(0 -

Nothing major but if you want some really picky comments....
Kitchen - take the coke bottle off the cupboard, clear more of the workbench - maybe move the ipod docking station (if that's what it is)
lounge - move the bin so it's not visible through the window. What is the white thing on the sofa? I find it distracting so I don't look at the rest of the room.
Wording - "ready to walk into" sounds strange to me, you can walk in anywhere...its more ready to live in, move into etc.
"electric oven and electric" think there is an extra electric there.

The white thing on the sofa is a table attached to the sofa.... but I can remove it for next photos
The wording... there has been a few things noticed by people with this advert... I think the advert is a bit pants to be honest but saying that I haven't managed to recognise these faults myself! (I will excuse myself as I am doing exams at the moment so brain is all over!)

Id definitely get rid of the car in front of the house.
Agree with the comments re rug and bathroom and I think Id clear most stuff off the kitchen counter, just leave the minimum - kettle/toaster etc.
Definitely highlight the off road parking thats a big bonus
The picture of the front of the house (minus the car) would most definitely make me look at the listing if I was a prospective buyet

I see the dimensions of the second bedroom are 6'10"x11'3". Could you put the bed along the short side, which is presumably under the window? I think most beds are about 6'3"-6'6" so it should fit, and would make the room look more spacious, and that there would be enough room for a double. Then take a new photo from the doorway.
In the living room, it's hard to tell how much space there is in the alcove to the left of the fireplace, but could you put a small dropleaf table and a couple of folding chairs there, just to show that there actually is somewhere to eat other than on your laps?

Is the bathroom downstairs? I assume so but it's not clear from the advert. Also agree with comments re. spelling out the advantage of a secure off-road car parking space, and lose the photo of the 2nd bedroom.They deem him their worst enemy who tells them the truth. -- Plato0

I agree to lead with the living room picture. Also make sure that the master bedroom is more prominent. It is a good size and gives a better impression of the space inside the house. The kitchen looks reasonably large too, so make that one of the first photos people see as well.
Personally, the room I am most willing to compromise on is the bathroom, so I don't mind if that looks small (as long as there is space to comfortably sit on the loo without the sink in your face!). I agree that it is a good idea to remove the toiletries. Try to make everything look as "clean" as possible, so people can imagine themselves in the place on one of their "tidy" days, not a day when the clutter is rising up to their ears
I agree with the comments about the front of the house. A few pots of plants with flowers in them will really improve the look. Especially as the house is white, any coloured flowers will really show up and look lovely. This time of year you can pick up a tray of busy Lizzies for a couple of quid and they'll look great for a couple of months.
Get a picture of the garden in there. If it can fit a car into it, say so explicitly in the description. Whatever state the garden is in, it needs to be shown, unless it is really overgrown and weedy.
A floorplan is a really good idea if you can get it. I find it much easier to picture room sizes from a plan than from a photo. People can also see if the rooms are a good shape.
I agree about losing the pic of the second bedroom. It looks tiny from the photo - my first thought was how on earth did you get a double bed in there? The single looks cramped enough! I suspect that the room is bigger than it appears, since the wardrobe is in the way. Could you take the wardrobe out for the pic? Maybe just have the desk in there and say it is a study-come-visitor bedroom? Try to market it as a handy additional room. Maybe a child's bedroom? Would bunks fit in there?
I hope all that helps. If it were in London for that price - I would offer on it myself!
