I agree that the lounge pic (but without the rug!) would make the best lead pic into the property. I also think a pic of the yard and a statement that it can accommodate a car for off-road parking would be good; although the garage door implies that I think it needs spelling out.
I wonder if the proximity to the school might put some people off? Handy if you've a child going to that school, but if someone wanted more than one child then this property would be a bit small maybe?
Final point (and I don't know your area) is that I am seeing a 3 bed detached from as little as £60k in your village and plenty of 2 bed properties for less than yours.

I was also going to suggest putting the photo of the lounge as your main picture as it looks a good size and it is nicely presented. The house does lack some kerb appeal, it is what it is, however you could soften it by adding some greenery, a photo with a nice full hanging basket instead of a dead hanging basket would really lift it.
Completely lose the picture of the 2nd Bedroom, it is not doing it any justice, people can see from the particulars it is a single, the picture makes it look like a miniscule box room. I would put the picture of the bathroom last as it is the least appealing looking room and bring forward the main bedroom picture as it looks a really good size.
Also, spell out in the description that there is parking, I know it says up and over garage door, but some people are thick, add 'with space to park 1 car off road'.0 -

Thanks Taxsaver, the area I live in is quite hard to explain it is a mixture of private, ex council and council houses. There will be properties in SR2 which are significantly less than mine as they may be in Hendon or in one of the not so ex council estates... My property is in Ryhope village and is a private road in quite a nice part of Ryhope, the school is close (at the other end of the street) but in fairness I don't notice that its even there....This is all local knowledge however, so hard to make anyone from outside of this area see these points... So I'm not sure what I can do? (any suggestions)
Most people in the street have children and I did have tenants before who lived here with their child, however, I would say that it may not be suited to everyone's need for space.

Thanks Maryjane, this post made me laugh, you have excellent eyes for spotting my hanging basket! I am due to change it to a summer one and have also thought about a fake tree or something to go out front....
Also it is an electric roller shutter garage, so thanks for letting me know about that error in the description too

Pricing. Have a look at this with a new agent.
'from £77500' is fine for an estate of vaguely similar houses, but it does not make sense for 1 house. If you mean 'offers in excess of... ', then that is what you should say. It may be that confusion over the pricing is putting people off. It really needs a good reason to go 'Offers in excess of... ' rather than a straight asking price. If it is the Agent's idea and you are not wholly bought into it then go for a straight asking price.Hi, we’ve had to remove your signature. I think it's a lovely little house. The garage door confused me as it didn't mention an actual garage.
Lovely sized rooms you get for your money - and the kitchen's cute too.
If I were looking for a cheap house in your area I'd definitely be tempted to view it... but only once I'd seen a floorplan and knew there was definitely a garage (measure the garage too).0 -
DVardysShadow- Thanks for this again something I did not notice myself by looking at my advert.... it is not offers in excess of as far as I am concerned... 77.5K, I feel is top end for this property, my estate agent says I shouldn't really sell for less than 75K, which is why I am hunting a new agent....
Really there are quite a few bits and bobs outlined through this discussion with things that are wrong with the advert/way it is marketed. Plus this agent refuses to advertise in local papers saying it is a waste of time.... I do agree more and more people use the internet but found when I look I still look in local papers then log on for more info....
Anyway on my letter from my agent to confirm that I have served them with termination notice they blame the recession solely for the fact my house has not sold, they take no responsibility!0 -

Thanks for the feedback the garage door is to the back yard and not a garage it is an electric roller shutter.... There's no garages on this street just yards, which is normal for this type of build in Sunderland... they're all old miners houses and only used to consist of 3 rooms the main bedroom, small bedroom and living area for miners to use when they were off shift.... they had outhouses for toilets in the back yards! then some years later kitchens and bathrooms were added to the end of the house so most of the kitchens are galley style kitchens, the ones that aren't galley style either have shared yards or very small corridor like yards out the back and bigger kitchens.

Its a lovely little home. I would agree with the people that have said move the rug from the lounge (don't want to appear rude, but it looks odd, it is probably just the angle of the photo), and remove some of the toiletries from the bathroom.
I think the main photo of outside makes the property look 'lost' as it appears to be between two houses, maybe it is the car in view? Some plants would brighten it up.
Personally I think a photo of the yard would be good too, so potential buyers get to see how the up and over door lies.
The one thing that I noticed is no dining area, maybe this is what is putting people off?0
