Please can you give me honest feedback on rightmove.co.uk/property-for-sale/property-22554401.html
I can't post full link I'm sorry. It is a 2 bed cottage in SR2 0RG the cream one for 77.5K, I don't feel like I have chosen the right estate agent and I am looking for a new one and collecting valuations I have had 0 viewings from this one!
Please give me your honest opinions I won't be offended and I am trying to improve the property anyway I can so if I do get potential viewers it looks perfect (well as perfect as I can without spending thousands!)

I agree it does look small from the outside but the main bedroom photo is actually the room that the window belongs to and if you look at the measurements its quite big....The room with a single bed does actually fit a double bed in but then looks cramped so we settled for the desk and single bed with cupboards for storage....
The single room comes off the corridor....do you think a floorplan might help this situation?

The other bedroom is much bigger though. I think it looks lovely. How competitively is it priced compared to others in the area?
No parking could be a drawback for a lot of people. Is it handy for public transport, local shops etc?

Thanks :-) it's much cheaper than the others on my street they are priced 115K and 125k respectively. They are 3 bedroom terraced houses, they also have 2 reception rooms where as I have one....
The parking is ok really you can generally get at least 1 space outside of the property as we all have an understanding and the advantage of my property is that you can fit a car in the yard... (whereas some of the other properties in the area you can't) We have 3 vehicles and no issues so far!
The public transport around here is great, I only started driving last August so used to use public transport and you can generally get into the city centre within 10/15min by bus, you can also get buses to other working areas of the city without issue and can commute to Durham without issue too. I used to travel all the way through to Darlington!
Local amenities such as shops, pubs and decent schools all within 5minute walks and local sports facilities including pool and ski slope within 10min drive.
I have had feedback from one prospective buyer from a long time ago who said my property was one of the best she had seen but due to the steps at the front of the property wasn't suitable. I just want to do my best to sell....0 -

It may be something to do with the order of the photos. The double bedroom is last, and you can miss it if you don't realise there is a 6th photo. If I was skimming through loads of details I might move on from yours assuming the single was the main bedroom.

I don't know the agent, so I can't comment, but the details seem to be well presented, aside from the order of the photos).
Floor plans might help people to be able to picture the space, but not all agents will do these.
Added - sorry crossed with other posts. Looks really nice to me. I'd snap it up at that price if it was near me! (London)I'm not a lawyer, so this is just my opinion. Don't go acting on legal advice you get from a stranger on the internet!0 -
Could you get the agent to re do the bathroom photo from the door maybe to make it appear bigger - also remove all the toiletries off the bath and hand basin it gives the impression of lack of storage

I think the agent should take another photo without the car there and from a little bit further away as well. A suggestion would also be to put the lounge picture as the main one as this picture needs to entice someone to click for more details and this picture would certainly make me think "wow, this looks nice, I wonder what the rest is like"

It is competitive in it's price as far as I can see... I've posted prices of the other houses in my street above.... there is one other cottage in the area, one street down it is 2 bed but it is dormer, it says it is well modernised and improved however, I got my dad to view this and take some pictures for me and it isn't presented as well as mine however, its on market for 70K....0 -

but yes there is one and you can fit a car in with ease.....
I think I do need to pay more attention to the pictures when I get new agents out.... the front of the house does look small but it is a tardis inside... I can remember viewing it and thinking wow this is much bigger than I thought! :-)0
