  • I am using Breeze and Wyles and I've been impressed so far. We always get through to our solicitor when we call, no waiting or being put on hold. Even our estate agent has remarked how responsive he is.

I can only assume we are using different branches? I'm using the Hertford branch.

I find it hard to believe this is the same company I'm reading about here. Guess I must have been lucky!

Rasselin, Are you using the free basic conveyancing offered via Nationwide building society? Or have you chosen them separately from your mortgage?

    Separate to mortgage.

I think that might be the difference. As first time buyers we were offered free basic conveyancing as part of the mortgage deal with Nationwide. Not to look a gift horse in the mouth we took it. I wish I'd just forked out for a conveyancer separately.

From what I can gather, the free conveyancing is handled by an entirely different team. The processing is handled by a team of call centre operatives, who report into one conveyancer. They oversee the process. Because it's done in bulk, there is room for error and if suddenly there are a lot of mortgages being applied for, as is currently the case with Nationwide's great rates, the team doesn't cope.

An example recently from our case was that Breeze needed some documents from the seller's solicitors, who provided them. Our case then waited in a queue for over 10 working days for the transfer deed to be drawn up and final bits and pieces to be done, only for the overseeing conveyancer to then find they were not certified copies. The call centre guys didn't pick it up. So, they sent a letter to the other side's solicitors, which then took 2 days to arrive. Of course it wasn't Breeze's fault that the docs weren't right, it was that it took so long to be flagged up.

I feel like I am going slowly mad!

It does sound painful! Best of luck.

I chose Breeze on a recommendation and I have to say they have earned their money for making things as stress-free as possible. The mortgage process however was another story entirely! So I know what you mean when you say you feel like you're going slowly mad!
  • Having terrible problems with this company!! We are first time buyers moving into an empty property and its now been 12 weeks! The first 4 weeks no work was done at all, when it finally got going it was very quick but i've found out today that the last search was returned on 20th November and we've heard nothing since! Have terrible trouble getting hold of them, they say items have been sent out in the post and we never get them! The promise to chase things up and never do!! Useless!

The solicitor was assigned to us via Nationwide as part of a deal and i've made an official complaint about the service provided! I've had to get the mortgage advisor involved and she has been absolutely fantastic!! Can't fault her in the slightest, just a shame she has been totally let down by this company!!

Interesting to see things haven't changed much in the last three years.

When I worked for a major lender, I remember we used to get letter after letter from Breeze Plus, on the most minor of issues.

I was allocated Breeze & Wyles by Nationwide as part of the 'free legal' part of my mortgage. I found it to be a very stressful experience as the vendor's estate agent and I had to chase and chase them. We were passed around quite a few people within Breeze & Wyles and we found the communication to be poor. We were worried the vendors would pull out due to the slow speed of Breeze & Wyles and the non-response to questions from their solicitor. It was a worrying time.

I complained to Nationwide who referred it to Legal Marketing Services (LMS). They noted my complaint but concluded Breeze & Wyles operated within set out timescales.

LMS found out that Breeze & Wyles had also overcharged me by £108 apparently due to "human error"! It is just as well I complained therefore. I advise everyone to check their bills, which is of course not easy as we are not legal professionals and don't all understand which elements should and should not apply to us.

My sister used Breeze & Wyles in Enfield when she bought her flat 2 years ago and they did a great job. No complaints at all. She was very happy with the service.

I really don't believe all the negative posts above, I think for some reason people join this website to be rude about particular companies, they are probably competitors wanting to rubbish the competition.
