Breeze & Wyles - Anybody used these guys for conveyancing?

Erm, exactly what it says. Breeze & Wyles solicitors, has anybody used them before? I can't find any reviews or recommendations. We've been assigned them through our mortgage lender and they are a bit behind (due to getting the mortgage application in etc) where a conveyancer would normally be (though no fault of their own).

I have had a couple of dealings in the past, pretty average, do what they need to do, and work at their own pace like most do.

Mmm, at least it's not bad. They seem to be a bit tricky to get ahold of and when I spoke to them I came off the phone feeling that I hadn't learnt anything new. It's early days yet. We're chain free and we haven't got any awkward searches needed, do they tend to push for things that aren't needed or are they ok in that respect?

The only way to get any solicitors that work quicker, is to keep on them, give them dates to work to etc,

A lot of time things fall through because they are just allowed to work at their own pace and communication breaks down.

Is longs as their is good communication between vendor, buyer, agents, solcitors things should be fine.

Thanks for that. What would you say would be a good timescale? We instructed them on Friday and they put "Case Accepted" yesterday. I knowour EA is onto them as well (she has two lots of comission riding on this)

Our vendors are going into rented and I'd be apprehensive to try and put a date/timescale without knowing what their moving date intentions are? Would 28 days be too short/long?

6-8 Weeks is about the avergae really, they will obviously need to find rented accommodation and sign an agreement before commiting to exchange. Unless of course they already have a rented property.

EA says that they are going to look at a property today that they are quite keen on. I'll cal the EA later today and ask her for time scale that they are looking to work to.

Then the speed with which your solicitor acts will be dependent of that of the vendor's solicitors. Until the vendor's themselves decide their next move then matters may well seem slow.

OH called the EA and he got the impression that they are keen to move. They have 3 viewings of rental properties today with our EA and they have also got viewings with 3/4 other EAs in the area. EA said she got the impression that 4 weeks would be fine to completion but sure that if we exchanged sooner then they would be content to try and push things forward.

Though she might say that because she wants paying. I think I'm going to try and get an exchange date of within 28 days and then, dependant on how that goes we could tweak the completion. We're staying at home at the moment so although keen to get going we're not worrying about tenancies or removals (we're renting a van from a friend).
