    What a week......

Not made any money been too busy dealing with various medical professionals both for my OH and now my mum. Also searching for the right nursing home for her. Anyway found what I think both dad and she will be happy with....just got to sort out all Dad's financial stuff now. That will be fun:eek:.

    That will be next week.

Tomorrow I'm having a day off to do some of my own money sorting. I have recently instructed my solicitor to redo my will and am also doing a POA.

I also want to do a "letter of instructions" to my boys in case anything happens to me. So I'm thinking a list of all my banking, insurance policies etc, where everything is kept. I did one once before when I used to drive to Spain regularly but it needs updating.

I know it all sounds a bid morbid but I just want everything done and dusted - no point waiting until I have a stroke or a car crash and am lying in a hospital bed unable to communicate my wishes.

It's also giving me the chance of think about future tax planning etc. No point making that £1m and then letting the tax man get it all when I die:rotfl::rotfl:

Right I'm off to light the chiminea and burn some old financial stuff.
I love sitting watching the flames, glass of wine in hand.

    I'm a cheap date:rotfl:

Leicitina - glad you are still with us even if you are not progressing as quickly as you would like.

You have now started going forward in the right direction. Your net increase may be modest, but it is still an increase.....Keep at it - remember the old mantra.

Congratulations LL!!!! It sounds like a wonderfully interesting property - I hope all goes smoothly and speedily. I look forward to seeing some before and after pictures and reading more about your little rough diamond. ;)

I would never have thought to say to a vendor 'if you accept the offer on the property we want the property removing from the market immediately.' I have sooooo much to learn. It also shows - if you don't ask you don't get.

Most of my working life was spent as a negotiator. I love wheeling and dealing, doing a good deal makes my day.

Here are two magic sentences to help you negotiate a deal. Always say them with a winning smile.

"I will give you this if you give me that". or

"If you do this then I will do that"

The two are of course inter-changeable as in "If you do this then I will give you that":rotfl:

Basically you have to find out what the other party really wants. A little tip - it isn't always money. You just have to get them talking and then listen very carefully to what they are saying.

In the case of selling my house my purchasers desperately needed a quick completion. Their mortgage offer was running out and they needed to get into the property in order to get their little girl on to the schools admittance list.

I gave them a quick completion by moving out and going into rented. I had always had every intention of doing that anyway but I didn't tell my purchasers that. I let them think I was doing them a big favour and made it part of my negotiating tactics. Didn't cost me a penny:D

When I made my offer on the house we are buying I went in at the asking price so as to avoid a bidding war. To ensure that no war could ensue I made it a condition of the offer that they would remove the house off the market. If they had refused I would have retracted my offer.

I gave them what they wanted - ie full asking price so they had to give me what I wanted - exclusivity....A classic win-win scenario.

I do appreciate that we are still vulnerable until contracts are exchanged and we could be gazumped, but they seem like decent people. I just have to have a little faith. Fingers crossed.

I believe that learning how to negotiate a good deal is an important part of money making. Start on the small things and practice. Try it at car boots or flea markets - haggling is expected there.

    Good morning all

Rockchic - meant to say "Good luck" with your course When do you start?

Also to say thank you for giving me a kick up the derriere. I have been meaning to enrol on a course (will tell you all about it later) and I have just been so busy it slipped my mind.

I have just put a note in my diary for Monday to just pick up the phone and do it....

Has anyone heard of the Day Zero Project.

Basically it's a challenge 101 things in 1001 days. It can be anything. Goals, ambitions, serious or fun.

    https://www.dayzeroproject.com

One of my 101 things to do is to do a couple of courses.

Here's something else that might interest some of you. Great for ideas for upcycling furniture, doing up property, whether for resale or just beautifying your own homes.

Right time to start the day and get cracking.

No I've not counted financial goals either. They are something separate.. Mine are more to do with things I want to do, things I want to learn, places I want to visit - that kind of thing.

To get myself started I have set myself 10 mini goals to achieve before Christmas.

:rotfl::rotfl: I think that probably makes me sound a bit OCD. :o
