you could probably pick up a 1 bed flat somewhere like tottenham for £100k, but it would be pretty ropey, and in a really horrible area.
eltham/sidcup is not too bad, but i think you would struggle to even get a 1 bed flat in eltham for £100k.0 -

Ashford (Kent) has the High Speed rail link to London, takes about 40 minutes to St. Pancras. You could get a flat for £100k depending on what's important to you.
Folkestone and Dover are further down the line and prices reduce accordingly.0 -

Having living in london for 5 years +. Id definately recommend focusing on working out what areas you like by living there in rented accomodation before buying. Your budget is very small. A little bit extra saving would help you out quite a bit and the added time to realise where is important is good. There are certainly places out there, but commuting into london is equally very expensive and in my eyes a waste of money. I'd rather pay more into mortgage and less into travel, but this is a personal preference.
Forest Hill area is very nice - zone 3 and has good links into the city and is still reasonably affordable - but not on your current £100k budget.2025 financial goals & challenges!

There are some very nice Victorian houses in pretty quiet and decent streets in the N15 and N17 post-codes. Not everywhere here in Tottenham is a ghetto. You'd probably need to spend some time here getting to know the area first, I reckon. And I'd never consider living here long-term if the raising of kids was on the far horizon.
Even so, a £100k budget is quite low even for here. Given the choice I'd probably have a look at Walthamstow in E170 -

I thought of that too, but it's just too pricey unless buying at auction, or maybe a repo, or if it needs major work - and would only be a 1 bed or studio. If something did come up, I'd go with Walthamstow too. Might be worth setting RM alerts and keeping a close eye on the market.
