    Every property is sellable, provided you are realistic about how much its worth

    My house is not on the market at present but I am considering putting it back on, I know how much to put it on 4 to shift it quickly, the problem is if I get the asking price there is nothing to move too

    I did get one offer the last time I had it on the market, but they hadnt their house sold

    Ok so its a month later and still have itchy feet, very little on the market to move to at the moment, still cant settle, house just feels very small, this is really irrating, do i try my luck with a different agent and hope that the overpriced houses will take a low offer if I can sell

    You need to find motivated Sellers.

    I think you will find two categories at the moment

    1. Motivated sellers who price correctly and generally their property will sell within weeks.

    2. Unmotivated Sellers, have their home on overpriced, and they may move if they get the price they want.


    Less is coming on the market at the moment as a lot of people are enjoying extremely low interest rates and a bit more cash in their pocket.

    If you do want to move, you need to get yourself a buyer in place to be considered to be in a good position if you do see something you like because if stock levels are low round your way, you will certain to be up against other buyers when that well priced home comes up that you want to buy.


    If you want a bigger property without so much financial commitment, what about renting?

    How will a different agent help matters? Its all about the asking price.

    In our area there is one agent who is selling houses above and beyond anyone else, so Im guessing they are the ones to sell with, unfortunately they are one of the dearer agents

    They may be selling but it may not be at asking price. As i am finding in our area, people are selling but after they take a big hit and reduce their price and when the sold figures start to show up online they have sold for even less :/

    The big problem here is I live in northern ireland and there are no websites here that tell me wot a property sold for, there was one in particular I wanted to know about so I rang the agent but she wouldnt tell me, so its hard to judge

    Weird they still have a brochure of my house from 18months ago on their website from when it first went on the market.

    Still havent taken the plunge and put it back on the market yet but very tempted, just dont think I will sell it :-(
