    When you say 'not the best part', do you mean 'the worst part'?

    Years ago, we drove to Thamesmead and then to Plumstead to see if the houses were as bargainous as they appeared.

    Thamesmead just looked like Chavsville with several branches of it's own special mini-chavsville supermarket (Kwik Save). It was a bit like New Addington (the world's biggest council estate) but at least New Addington actually has proper countryside by it. We drove about 50 yards in Plumstead and we turned around. H got a speeding ticket trying to get out of there.

    I say that and we lived in Streatham at the time, so that's what we're comparing it to.

  • Thamesmead is horrendous. This new build block looks similar to the blocks housing the many hundreds of 'riverfront' flats built there over the last ten years. I viewed one ages ago. The flat was OK (although typically tiny) but the area was awful. Completely soulless and empty of any amenities where the flats were, a very 'threatening' looking station with an isolated walk back which I would never do alone or after dark.

    Thamesmead itself has absolutely nothing to recommend it, except property prices. Ask yourself why it's this cheap, then buy somewhere else.

    This is a good debate because myself and hubby are thinking of buying in the Medway area near good transport links. Its perfectly placed near both Hubby's and my parents but far enough for them not to drop in for tea (a little off topic now!).

    I just dont really know the area though.
    If you can afford Rochester or Rainham, it is worth paying a little extra to not be in Chatham, Gillingham, or Strood.

    As you would expect, the Victorian areas near railway stations are not the best, but some decent streets can be found. There are some nicer villages a little further out (Wouldham, Hoo, Higham, Newington), but not so easy for your folks to visit.

    Back on the original subject.

    I didn't realise how close that development is to Lensbury Way. Not for nothing are those the cheapest houses in London on Rightmove.

    The one time I had to visit was a real eye opener and more than a little scary. Before buying, please take time to do the walk from Abbey Wood station, and imagine doing it every day.

    poor transport in Thamesmead. Also heard it is smelly there. Is it near Belmarsh prison?

    Have a friend whom lives in Plumstead. He claims it is a very BMP-ish area, especially late evenings. Also train journeys are also mediocre from Waterloo. However Plumstead is better than Abbey Wood, so he says

    Mostly - Parts of Walderslade (Maidstone Rd?) Upper Gillingham, central (historic) Rochester and a few parts in Chatham are nice tho

    Rainham is supposed to be nice too

    It looks like a good deal, which means they cannot sell it. This instantly means it is not a good deal and there is something very wrong with it. I will await information on the faults if they are not just the ones neverdespairgirl has pointed out. Maybe you have to share the property with a herd of mad goats who have residence rights.
