Buying in SE London for 100k and under

is this a good deal for a new buy? Does anybody have local knowledge of this site/area?

    I currently live in Welling so know Thamesmead is not the best area - i didnt know it was smelly!! lol.

    Well I have driven through in summer and there can sometimes be a touch of the Venice water smell because it is near the river and it is a bit industrial in places. I didn't mean it smells permanently!

    seems like a great deal ,but what are the fees for the ground rent and other fee associated with lease hel properties like that .It also states from 89k so the actually price is probably much higher .

    Didn't some blue peter presenter pay hundreds of thousand for a flat in Thamesmead, and then turned up on a documentary lamenting that it had lost most of its value because the developers had allowed poor people to live there?

    She was genuinely expecting that when the poor people had been repossessed or driven out for rent arrears then rich people would move in and it would become desirable again.

    If you looking to live in a not quite so rough area and commute by train, I would look to doing up a freehold house in Medway.

    This is a good debate because myself and hubby are thinking of buying in the Medway area near good transport links. Its perfectly placed near both Hubby's and my parents but far enough for them not to drop in for tea (a little off topic now!).

    I just dont really know the area though.
