He's on the mortgage but we have a legal document to say the house is 80% mine with the first 50k of profits going to me (not that there will be any profit!)

If you own 80% of the property can you not offer to buy him out of the 20% and rent it out?

I've tried that but as the value of the property has dropped there is not enough equity in it to rent it out. Our mortgage provider stipulate 30% minimum & equity only stands at between 26-29%.

Can you get the extra 1% together? Borrow it from a family member or something.

If you have 26-29% and you need 30, then it seems to me the most obvious choice, beg and borrow ( not steal)the extra, how much is are we actually talking here, to get the extra % ?
 Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.
Theres no dollar sign on piece of mind
    This Ive come to know...
So if you agree have a drink with me, raise your glasses for a toast

If you speak to the police and explain he is being deliberately objective abotu you claiming your belongings from the house and that he is intimidatin to you and in your condition you are obviously concerned about your safety they will accompany you.. but you will have to go when they want you to.

They did the same for my cousin needlessly as there wasn't any issue othe than she was frightened she had not even asked for her stuff.. but the police accompanied her and kept the house occupants in one room while she gathered her stuff with the aid of a female officer.

I see, she tells them what you said above making it sound like a Domestic Violence issue and she needs her belongings but he is threatening her so the Police attend and put ex husband, the occupier, in another room while she shows Estate Agent around... wonder how long it will take the Police to suss the real situation.

"I'm getting another couple of valuations tommorow officer can you come back again to force my ex to let a complete stranger look in all the rooms, including his bedroom against his wishes." "Certainly Madam, we have nothing else to do. If he says no and refuses entry to the house he solely resides in that you left we will of course use force to arrest him."

Had your cousin moved out over a year ago? She is not there to collect belongings she wants to show an Estate Agent around. As for having a key I'm surprised the locks haven't been changed after a year when he wants to keep her from getting when he is out.

He claims he wants to sell it, in fact he is saying he will take ME to court to enforce the sale as I'm being unreasonable asking too much for it, hence me attempting to get further valuations...
However when I try to arrange valuations he wont let me unless he is present.
Surely this is wrong? He says he doesnt want a stranger going into his home where all his stuff is!
Does he have to give me the alarm code?x

You keep saying he wont let you into the property but in your above post you say he will if he is present, thats not unreasonable is it?
Do it this way and you are both happy.:D

So you've had it on the market for a year since you left and it's not even got one viewing, and yet you still want proof that it's on too high? Really? I think you just want a nose around and to throw your weight around.

By your own admission he's not refusing you entry - he's refusing to allow you to be alone in his home which is perfectly sane as far as I'm concerned.
