Look round your place of work - aren't there people you'd bend over backwards to help and others you would be hard pushed to report if they got stuck in the lift

This thread is really helpful because as FTB's, we looked around 6 or 7 houses but never gave feedback unless they called and asked for it. It wasn't because we didn't want to, we just didn't realise that it was the done thing. I always thought that if you liked it then you would contact them and if not, then you wouldn't?! I can see why sellers get a bit disheartened when they have viewings and no offers and then no idea why :(

When did giving feedback start? We've been in our house for a long time but feedback was never mentioned when we were house-hunting.

I can understand that buyers would appreciate knowing if you aren't interested in their house but I'm not sure I'd have wanted to give some of the reasons why we didn't like a house and, if pushed, would probably have made something up. That wouldn't be of any use to a seller.

Sometimes you just don't like a house - it's hard to be precise about it. In contrast, we knew immediately that we liked the house we eventually bought even though we'd have found it difficult to say why - it just felt "right". Decor wasn't to our taste, bathroom suite was avocado with pink accessories, kitchen was a cobbled-together selfbuild, garden was a total jungle, and so on.
  • IME the viewers do make up the feedback, the reasons always seem so spurious.

True - I would find it difficult giving negative feedback on a house as at the end of the day everyone has different opinions. A big problem we have had is with newer builds where the ceilings are a lot lower. My OH is 6'4 and so has found them really claustrophobic and even I have found them snug! Obviously the owners can't do anything about that so it seems slightly pointless in telling them?! :o

Seriously what feedback does the seller want??

Do they really want to know one particular seller don't like how the staircase is arranged?

    Or the carpet stinks?

Or the room is too small to fit my bigger than king size love bed?

Seriously, I have a feeling they don't want true feedback. Because at the end of the day, they just want to sell the damn thing.

If the property doesn't sell, it just means the price is too high or people aren't interested.

    It's simple.

There's maybe one thing they need feedback for - to work out what sort of property you will like.

People seem to think Estate agents listen to what you say :)

Surely most people look at whats on line and ask to see the properties they like. The agent then usually tries to push all the crap you didnt want to see anyway.

We looked at about five or six houses last year and were never asked for feedback by the estate agent.

Is it a fairly new thing? I just assumed that they would realise if you didn't ask for another viewing the house wasn't right for one reason or another.

They're not even going to know what you want and think of you when new instructions come in because you're not bothering to tell them - so you're not going to the first person they call if the perfect house comes in.

After all, they are people too and we all have our favourites.

Which person do you want to be?

    :rotfl:

In our area there are about 12 estate agents. Looking on nethouseprices.com, 19 properties sold in December and 21 in January less than a third for the same two months 3 years ago. It doesn't matter if I'm the first or last person they call when the 'perfect' house comes in, simples maths tells me that they need to sell to anyone who has the finance.
The fact of the matter is they are not selling more than two properties a month anyway and are struggling to stay afloat. They cannot be choosy as there aren't not enough buyers to choose among! Consequently, there is no need for them to give me an old fashioned headmaster style ticking off. I could be the person who buys one of the two properties they are likely to sell next month. I couldn't give amonkey's if I was their favourite or not!!! It is definitely not a case where we are stuck in a lift needing to be rescued and thank goodness, the last person you'd want to depend on is an EA to rescue you!

I wanted feedback on things I could change, but that was really illogical since if it could be changed easily, then it wouldn't put the buyer off.

There was no earthly point in saying "it has a downstairs bathroom" for example, since we knew that, we lived there;)

Yes, I think it is the new thing in the new market.
