    It sounds to me as if you either need to go up a price bracket or look at a less expensive area.

    Why dont you contract Phil & Kirsty from Location, Location, they might find you a hidden gem.

    On a more serious note, they do recommend leafleting your chosen area, like Angel1976 mentioned.

    Joke aside, thought about contacting Location, Location, but we know the area we want to be in and like. Plus, husband works at hospital and has to be within easy commute for on call duties.

    Thought about contacting propery flirts, but have heard nothing back from any. May do leaflet drop, will have to find out about wording etc.

  • I have bought and rented properties I wanted by simply looking for them and when I saw a property I liked I would approach the people living there. You might not get the answer you want from that person but it is very likely that they know people who have similar properties and may well have spoken to people who were considering placing their property on the market in the near future.

    The attraction is no agency commission which at 2% on 600k is 12k and probably no complicated chain plus no publicity, which some elderly people find intrusive.

    i live in york and i think you will struggle to find exactly what you want in haxby or wiggington. not so much because of the price but generally the style of houses there. are there many round there with large gardens?

    my work collegue was in a similar postion so they printed leaflets and went on a stroll one sunday and leafletted the place they really wanted to live - nothing on the market there at all however one lady was thinking of moving and she contacted them. they have been there very happily now for about a year.

    Have a look at private house sale websites on google for people who are selling their property without using estate agents. For example

    www.thelittlehousecompany.co.uk

    www.mypropertyforsale.co.uk

    www.home.co.uk

    Plus lots of others if you do a search.

    It may also be worth looking at what properties are available to rent in the area you want to buy in, I say this because i've noticed that some houses I saw for sale up to 2 years ago are now listed as rental properties. Many people seam to resort to renting out when they can't sell. If you see a rental property you like you can always ask the owner if they would consider selling. Good luck.

    I use home.co.uk and it finds loads more then rightmove and findaproperty IMO

    Do it then! They may find you something perfect, or at least help you to reasses your position.

    Also I imagine people might be more likely to open up their property for a viewing when its not yet on the market if Channel 4 ask ;)
