I imagine it's because vandalism, looting, trespass, squatting etc are problems for repossessed properties.

Which websites you checking so far?

Thank you for all the replys.

We look everyday at Rightmove, Prime location, Zoopla, mouseprice, Nestoria and local agency sites.

We have contacted all the agents to tell them our position, plus been in to some to build a rapport.

The average house price around here is £350,000 (York)

What are the good agencies to go withplease, aren't they pretty costly, any experiences??

    Many thanks!
    How much ?????????!!!

Are you setting price brackets on your searches? If so... what?

Don't forget the stamp duty threshold is £500k. What was up for say £560k is often now for sale at £500k as the prices have been dragged down.

I just did a search for 4 bed houses in York between £350-500k and it returned 96 properties.

Forget an agency for now, give us your exact requirements and those of us who are particularly bored can have a look for you :D

    Thanks again for replys.

We are looking in a particular area, as we like it here and the kids are settled at school.

    Area is Haxby/Wigginton.
Looking for: 4/5 bed with office. 3 reception rooms , large garden(1/3 acre+).
Or older property to work on.
    How much ?????????!!!

No wonder you can't find many properties for sale, given your criteria and the relatively small sizes of Haxby (pop. 8,754) and Wigginton (pop 3,714).

Never mind how many houses for sale - how many actually exist that fit your criteria?

    or newer style :

    or

depends what you cup of tea is,
one thing you could do is just have a drive round areas you like them ask your estate agent if there is anything in that area thats not advertised on the internet,

Never understood the reasoning behind that. Shouldn't the agent be trying to get the best price? I guess they aren't bothered if it's only someone losing their home and not paying them a nice fee.

It's probably because the EA has a 'friend' who will get the property on the cheap and then they will both make a tidy little profit selling it on.
