OP looking at the right move site there are loads of properties fitting the bill at your price. I think you're having a bit of a laugh really.

It's the garden that's the problem, isn't it. Not much available with any substantial land. Is that something you'd be prepared to compromise on?

Never understood the reasoning behind that. Shouldn't the agent be trying to get the best price? I guess they aren't bothered if it's only someone losing their home and not paying them a nice fee.
put it like this - you can do half an hours work selling a property for £400k & get your 2% commission...or you can do 5 days work properly canvassing, which results in you selling hte property for £420k & 2% commission.
1/2 hr work for £8000 or 40 hrs work for £8,400...and more than likely very little of the extra £400 will find its way into the pocket of the actual agent...
There is very little incentive to drive a bigger price - as soon as the agent knows what the vendor will accept thats the target he goes for0 -

We have visited the first house, it's been on the market for 18months,may be more, as its on a very busy road (50mph limit).
With 3 small kids, not an option.
2nd house, not keen on area, out of school catchment area.
Maybe the budget today will encourage the market a bit?How much ?????????!!!0 -
have you tried local magazines, for instance in Cheltenham we have Cotswold Life. This tends to feature a lot of high end properties that dont always make right move etc.0

If you're looking in a very specific area, then it's definitely worth going into all the agents, getting on their mailing lists and talking about what you're after.

depends what you cup of tea is,
one thing you could do is just have a drive round areas you like them ask your estate agent if there is anything in that area thats not advertised on the internet,

We have looked at all the houses you have put forward.
House 1 ; is literally on the busy road (50 mph) so been on the market over 18 months
House 2: on market about 3 weeks, we were first to few 2 days in. The vendor is taking half the garden with them, that is they are planning to build i think a smaller house on that half of the garden
House 3: Again Vendor was planning to sell house with half the garden or we pay extra as it now has planning permission for 4 bed house in garden (extra £125,000!!!). House is on busy main road and the house is close to it.
House 4: Is currently under construction, went to visit site, very small plot, next to no garden.
We are keeping an open mind and know we will need to compromise, just wondered if there was any way to be ahead of the game.
