You can serve a Section 8 notice as soon as ANY rent is overdue (ground 10).0 -

Easy to find new landlord - small place Wales :rotfl:
I will prove it - will have photographic evidence and witness statements to back up my claim.
As for only requiring £10 pw - rubbish - I am installing a brand new boiler in her former home next week at a cost £1450 - I should have that in reserve except she never handed it over for her housing
As for Bailiffs - maybe I will not go down that route - plenty of lads looking for cash in the hand work round here. Payment on results
getting "the Lads" to attend shows that you are not the sort of person to be a LL.
its now you who is breaking the law and not a civil one but a statute.
as to the Boiler its your house and your responcerbility. not hers.
and £900 a month for a property in wales where plenty of "lads are looking for cash in hand" shows you was working the system and no doubt both you and she knows it.
plus cash in hand is also illegal0 -

As soon as the tenant is 2 months in arrears, you can get the LHA paid direct to you. So I still don't know why you let the debt build up to such a level.0 -
How do you know your ex tenant doesnt have health problems that stop her from working?:heartpulsOnce a Flylady, always a Flylady:heartpuls0

Everything else aside, she is a cheeky mare.
Benefits are to prevent the unfortunate from being homeless... she had the money, she p155ed it up the wall in one big "me, me, me" session. It's wrong. It's "her sort" that give people on benefits a bad name.
She would be put in the stocks if I were in charge of the village.0 -

No? You really should claim child benefit then.
Re give lads cash in claw for results you appear to be planning tax evasion & illegal, criminal harassment :if so I hope you get a prison sentence.
Cheers!!

If she can break the law - so can I pal!
Rent was £550 per month - standard here. Lovely home, sea views, gardens. All newly decorated, super kitchen and bathroom - not some doss house. We had a legal agreement - she broke it. I will fight fire with fire if I have to.The best way to escape a problem is to solve it :j0
