    Since when do ftbs aim to buy an 'average' house as their first?

    They can if they want to buy a dump that needs a lot of work done to it (more and more debt) or is in a dodgy area. The links you posted wont be much use for anyone with a family or plans to have one soon.

    And there was I thinking that trivial things like location mattered when it came to property prices, or access to transport links, or crime rates etc...

    Mortgages are out of reach of people that fail the suitability test as laid down in the FSA TCF 6 Core Principles. That means for example some hitherto good credit risks are indeed unfairly declined for finance.

    However, that does not alter the very real fact more or less any FTB with a fair credit rating, a job and 15% deposit, can buy a home right accross the UK.

    Buying by yourself would perhaps take more time, due to inability to save that deposit, but why not then club together with another, or take an evening job as a cabby for a couple of years?
