What are the chances of this landlord dropping their rent?

    It's why a lot of people work but still have HB otherwise they wouldn't be able to afford to rent anywher. I am also the only person I know who is on benefits but who isn't working quietly on the side. I know people who are on HB in properties well over the LHA who have iphones, cars, ipads etc

    Regardless of whether or not this LL would be prepared to put the rent down she can put it back up at the end of the fixed term.

    That's what I thought too Brb, she might take the drop for a year but then in all likelihood put it on the market again in 12 months and try and get the rent she wants. We only moved last year, I don't want to keep moving every 12 months! But at least then my baby will be a year old, I won't be in the position I'm in now of having a major surgery in a few weeks while being homeless! I only have three weeks till the S21 runs out

    She wouldn't put it on the market in 12 months. She would propose the rent increase and you can either accept it and pay more or (within 28 days) apply to the rent assessment committee to see if it can be stopped (in all honesty though I think if it went that far you'd receive a S21).

    It's horrid to keep moving. I know how you feel.

    I'm not saying that I don't think you have the right to live somewhere expensive (re: location not property) but is it worth looking a little further out from London ?

    I've looked outside of London, I am having the same problem all over, the rent being asked is either over the LHA limit or they don't want DSS. I agree wholeheartedly with you, I don't want to live in an expensive area, I don't think that I have a natural entitlement, I just want a safe secure home that is dry and warm in the winter.

    The LHA rates even though they are expensive compared to other parts of the country are still right at the bottom end of the scale in the areas of London in which they are

    My daughter is at school here, she only joined a year ago so I am loathe to move her again especially as she is finally thriving in school as we have been unsettled since 2004 really. But if we have to move out the area she'll just have to change schools, that's all there is to it and we/she'll have to adapt. But as I said, I've looked outside of London too and keeping under the LHA with a landlord who will accept DSS and isn't a scumbag slum-master is proving incredibly difficult

    No good reason that I can think of, he just doesn't want to. He has disappeared off the face of the earth and when I asked if he wanted to contribute towards paying for the things needed for the baby he gave me a nominal sum and disappeared into the sunset. I haven't heard from him since last November, he's shown absolutely no interest. This is despite us being in a relationship and him being the one who raised the subject of having children! :mad:

    It's a bloody shame the CSA don't go after the parents of non-paying parents!

    Have the CSA been iformed yet?
    They should be able to get an attachment to any earnings he may have.

    The CSA don't get involved until the baby is born. I don't even know if he's in the country or not, last he said he had quit his job and left the country. But that he might come back and hopefully find more employment (if I allow him unsupervised contact -see below), he's just been playing games with me and avoiding taking up any responsibility since we broke up, which might I add was because he became incredibly and increasingly bullying towards me and then threatened violence against my daughter so I told him we were on hold until he received some help for his anger issues, which even his own sister admits he has, but unfortunately he doesn't see he has a problem, left the country and has been evasive about whether he'll pay maintenance or not depending on whether he gets unlimited contact with our baby once they are born, however I have been advised not to allow unsupervised access until he has had anger counselling and parenting classes, which he refuses to do, so is refusing contact and any talk of maintenance.

    So I'm not holding out much hope of getting a penny from him. Even if he returns and the CSA can do an attachment of earnings I doubt he will even tell me he's back so I will be none the wiser. I shan't risk offending people by saying what I think of him!

    He hasn't once asked me about scans or how the pregnancy is progressing, nothing. All contact was instigated by me, he would reply but only to play games and be evasive. There's only so much chasing I can do, I told him this baby needs a father but he wants everything on his terms or nothing at all
