What are the chances of this landlord dropping their rent?

Further to my previous post asking for help as I was being evicted as my landlord needs to sell the house, I am now 33 weeks pregnant and still have nowhere lined up

I have found somewhere that the letting agent is not phased at all by me being on benefits as I am unable to work right now, however the rent was £1500 p/m however the landlady would accept £1350. The council are saying that in that area the maximum for LHA is £1200. So a huge difference

It is an ex-council house in a run down area, in the middle of an estate but the inside is wonderful, it was freshly redecorated six months ago.

It has been on the market for three weeks and had only two viewings, I was the second one, so people aren't racing over themselves to rent it.

The landlady wants a long term let to a family, which is what I can offer, however she told the lettings agent she won't drop below £1350. The lettings agent is going to speak to her and explain the situation with the LHA and tell her that she won't find any council tenant who will pay her what she wants as the council won't pay that much in benefit, so if she wants that much she will have to wait for a private tenant. But as I said, there was only me and another viewer and he offered £1300 which she refused. So that guy aswell as the council don't think what she is asking is reasonable. It doesn't matter how nice the inside of the house is, the location counts too and it is in the heart of an estate.

I am just waiting for the agent to get back to me with her answer but I am sitting here a bit anxiously as I am giving birth in seven weeks and our Section 21 expires on the 5th April. I know we don't have to leave then, we can make the landlord go through the courts to evict us, but it would be highly unpleasant and I don't want a court case hanging over my head when I give birth, I want to be settled especially as I am having a c-section and won't be able to do anything physical for six weeks, so can't move house after the 21st April for six weeks

So that is the situation, if you were the landlady, would you hold out for more rent even though there hasn't been much interest or go with a lower rent but have a stable tenant who is going to be there for at least a few years? I realise she probably has a mortgage so the rent would have to cover that and then some, but if you could still pay the mortgage and you were in her shoes, would you accept a drop?

    TBH only the LL knows the answer to this. It's irrelevant what we think or would do.

    That seems a very high rent! I didn't realise that the East Midlands was so expensive. I live in the rural (posh) SW, and you could rent a really nice property here for that amount. An ex council house in a run down area in a local town would be more like 5-600 pcm.

    It's immaterial what any person on the planet would do, with the exception of your prospective landlady.

    We have no idea of her personal situation, her desires, her personality, how she manages her house, or indeed her hair colour.
    You'll just have to wait.

    I disagree. IMO you just have to find a much nicer property in a much nicer area for much cheaper rent.

    No I am not in the East Midlands

    The maximum I am allowed for LHA is £1200. Before I knew that the LL said she wouldn't drop below £1350 (the property is on the market at £1500 pcm but she is willing to go down to £1350), however there hasn't been much interest in the property. Only two viewings since it went on the market three weeks ago, one of them being me. It's a nicely done up (ex-council) house in the middle of an estate, the council say the maximum LHA rate for properties in that area are a maximum of £1200 p/m. So she if she wants a minimum of £1350 she isn't going to be able to get any council tenant, not just me, she'll have to have a private tenant, but as I said there hasn't been much interest. Only one other person viewed it apart from me, they offered £1300 and were turned down.

    So do you think she will accept that her house is over valued for the area it is in and drop the rent or do you think she'll hold out for a private tenant despite there being only two viewings in three weeks? Which in London, is not a lot at all when usually the rental market has a very high turnover

    What are my chances? Do you think she'll drop down to £1200?

    And I know we can't read the LLs mind, just I am in the later stages of pregnancy and worrying about everything, I wish the lettings agent would just hurry up and phone me back and put me out of my misery!

    Thats exactly what I was thinking.Could rent something really nice around here for that kind of money as well.

    Unfortunately I am in London now so rents are astronomical but even so, £1500 is really steep for what the house is and the area it is in. She's willing to go down to £1350, but is she willing to drop further to £1200 to be inline with the local LHA rate? I need to stop thinking about this and wait for the LA to phone me back or I'll drive myself insane!
