But having just let my own property, the only reason I would have dropped the rent by such a large percentage after only 3 weeks on the market would be if my prospective tenant had so much going for them (regardless of LHA or not) over and above anyone else who might walk through the door that I couldn't afford to let them go. And your claiming you're stable and will be there for a few years wouldn't be enough of a carrot for me I'm afraid... Is there anything else in your favour that you could put forward with hard evidence to build your case as a model tenant?0 -

She wants to rent long term to a family, that's me. I also have great references, always paid my rent on time, whenever the lettings agent has been round to inspect they have always commented on how pristine I keep my home. I am reliable, presentable. What else would a landlord want? Apart from lots of rent! But being reliant on LHA right now I am only limited to what the councils rates are
I have plenty of other skills and redeeming features but none that I think would interest the LL, unless she wants a website designing, an indian head massage or some freshly baked bread!

If you are on benefits & dependent on HB/LHA then the landlords, agents & properties you will be able to deal with will probably be very limited (unfair, unreasonable but that's the way it is almost certainly).
In my experience (I don't do this others do..) LLs prepared to rent HB/LHA tenants often charge higher-than-market rents ..

Nobody can answer that but your landlord! Maybe she's in a position to wait for a private tenant and doesn't mind a void. We just don't know. The only think you can do is put in the offer, explain your situation and wait for the answer.0 -
What you have to think of is if YOU can afford it, the LHA is being reduced again next month, no one knows how much by. So if you cant afford the £150 pounds your self you sure as damn wont be able to afford it next month. Also you have to make sure that it is within your premitted level with the bedrooms.
There is no way on earth I would pay that amount of rent, no matter what the insides looks like. Especially for an ex-council house.0 -

The rent she is asking for is well above the LHA rates even before the cap comes in. I was very upfront from the beginning and the lettings agent has had a lot of experience renting to LHA tenants so she should have been clued up, I don't know why she bothered making the appointment to view0 -

The £1200 limit the council are saying is the max is taking into account next months reduction. It is within my permitted level of bedrooms. And I agree it is a lot of money for a three bedroomed ex-council house. But then there is a three bed ex-council FLAT going to £1200, so then I think why would she drop that far when she has a HOUSE
I am not going to get despondent until I hear back from the LA after she's spoken to the landlady but I haven't found anything else appropriate.
The council know of a three bedroomed maisonette which is £1446 pcm and is within the LHA cap, it's half a mile down the road, so comes under a different council who have a different LHA cap. So I could have a maisonette for £1446, but the council won't pay £1350 for a house, because each come under different boroughs. One side of the road counts as inner London, the other side of the road counts as outer London and that makes all the difference!!! :mad:0 -
