    I to have just bought a house. Ive been looking online for quotes as my mortgage advisor was reccomending someone, guessing he gets comision, was quoteing £2450 all together.

    Cheapest ive found on web is cheapconveyancingquotes.co.uk

    quote is £2078 all in, garanteed.

    Any one got any experience with them?

    Nobody can comment sensibly on these figures without knowing what was or wasn't included and whether this is for sale and purchase and the process of the properties involved as LR fees and SDLT will vary - as will search fees form area to area.

  • The biggest issue you have is getting a quote that covers the costs. Bought and sold a few houses and found to my cost that add ons can come as a surprise. Check the small print, lawyers normally say things like 'this is for a standard transaction only' what is a standard transaction? Had quotes from a few that do detail exacly what you get for your money. try AaenPeach.co.uk or HBCConveyancing.co.uk if nothing else they will give you quotes to start comparing the actual costs.

  • On two separate difficult occasions when I wanted to acquire the land; Ashworth (ashworths-solicitors.co.uk) a Wimbledon law firm, returned me with excellent results in a professional manner. I was having problems in finding the right land; because of their help now I have complete confidence in recommending them to anyone who are facing similar land acquisition issues.

    I'm using BPL law, my conveyencer is a chap called Thomas cleall. So far he's been very good, regular updates, etc. best bit was the price, at £400 I think, and if the sale (I'm buying) falls through for any reason, then there's no legal fees to pay at all! Far better than local firms who wanted £1000 plus vat!
  • I had my conveyancing done by SAM Conveyancing whom I can't recommend enough. I found them online when I was purchasing a flat via shared ownership in Gravesend and the company used one solicitor only and she invariably returned phone calls during the process. As an inside track, I'll name her - Shahani, can't recommend her enough.

    There's a bit more complexity which meant that she really had to be on the ball. I initially paid £160 as a deposit but was told that should the deal fall through, beyond this deposit, which would be held until I got satisfaction, there would be no further fees.

    From engaging the SAM Conveyancing solicitor to getting the keys only took 4 weeks. Job done and am happy to recommend hugely.
  • Hi there! We have been using Share A Mortgage (SAM) for all our conveyancing, and I can't recommend them enough. Andy & the team have bent over backwards for us from the get go, pushing through pretty much everything as quickly as they can and guiding us round the bumps of the process as they happen. Having previously bought a property using a local conveyancing practice, the personable touch and eagerness of SAM to make sure everything runs smoothly knocks them out of the water! They costs are very reasonable to boot! We are hoping to complete in a couple of weeks and I am sure if these guys have anything to do with it - it will be sooner! A fresh company with a fresh outlook - A must for anyone wanting a stress free move :T
  • I am about to start the lengthy process of selling my home and moving to pastures new. Since I haven't moved for some time, I would very much value some advice on using an online estate agent and conveyancing. I have in the past used local estate agents, but not had much luck, so I thought I would look into using an online agency, as this would save me some money too. Does anyone have any recommendations for online estate agents and conveyancing solicitors? Many thanks in advance.

    As Richard says (post 33), all these numbers are meaningless until you get the final bill, unless you also compare the full detail of the quote.

    What does the baseline quote include? More importantly, what does it exclude (ie the 'extras' the final bill may contain).

    Myself, I also believe it's also worth paying extra (within reason of course) for the ability to go in and see the conveyancer face-to-face if you have questions, concerns, or complaints.

    Where online works smoothly, great. Where an issue arises, the frustration rapidly magnifies if your email concerns are ignored or inadequateley explained. Buying property is stressful enough as it is....
