I should say they are off to a reasonable start. They have instructed the lawyer quickly. She has been available by phone.

we are currently in a right mess with our conveyancing solicitor, they were recommended by our EA (who no doubt earned money through us taking the recommended solicitor). They have made loads of mistakes and are delaying completion. The latest thing they have done is request the mortage funds in error and they returning them to mortgage company, only to request them again for us to supposedly complete next week. It's a farce. The money is going backwards and forwards!!! We are going into shared ownership with a relative putting up 50% equity and they don't seem to be able to cope with anything that is not a 'standard' sale. They are a bricks & mortar solicitor but they must take on so much work from EA, that they just cannot cope and the quality drops
We also have some friends who used a bricks & mortar solicitor, but their vendor was using an online solicitor. They found that the vendor's online solicitor was incapable of dealing with a compex boundary dispute. As our friends bricks & mortar solicitor had to work harder to resolve the dispute due to the online solicitors incompetence, their legal bill jumped from £600 to over £1500.
online solicitors and EA recommened solicitors like to take on as much work as possible and they like to push their clients through like a sausage machine.
If anything out of the norm crops up, you're stuffed...0 -

online conveyancing is done on the phone and in cyberspace, bricks & mortar solicitors actually have an office where you can talk to them face-to-face. brick & mortar solicitors are normally in a central part of town (high rates), nice, smart offices don't come cheap, therefore their fees are usually higher. Online conveyencers can set up shop in any cheap out-of-town offices and do the work from there I should imagine.0 -
Hi everyone. Youa re right that you get what you pay for. Some firms take on far too much work and are factories with conveyancing conveyor belts. One team deals with the intial contracts, then one team deals with reporting on papers, one team deals withe xchange anc ompletion then another team for registration. That way they can do volume conveyancing work and try to make some money. Unfortunately referral fees to estate agents have become a necessary evil and having to pay them means they need to take on more work to get any money. Most conveyancing firms cant afford solicitors and its done by glorified secretaries or 'executive' who arent necessaily at all qualified just supervised.
We need to go back to old fashioned personal service that people dont mind paying a reasonable sum for. Phew didnt mean to write that much0 -
hello. I'm a property developer and have tried using local and online conveyancers. I think it's best to use online. I would be very careful of the charges displayed. Some firms offer what looks like a great headline rate but other charges seem to mount up. Recently i used instant-legaladvice.co.uk and have no complaints. It's hit and miss though.0

I have some online names like RMNJ, Ross Coates, onlineconveryancing.co.uk, but would like a company someone has had +++ experience with. Thanks! Basic buy and sell with mortgage redemption, both freehold properties.:D0 -

I've used Ross Coates twice - once in 2007 for a first time buy when they were ok, but nothing special (the individual assigned to our case was a bit scatty and needed a fair bit of chasing / reminding). Currently going through what should be a more complicated process (sale and purchase, with complication due to HSBC mortgage) but have been very impressed with the individual handling my case. Would have no problems recommending him
As with many things, it often comes down to individuals, which you can't easily gauge with an online company.0
