    Not considered putting any of the beds where you suggest as assumed they would not fit but maybe they will.

    When I get a chance I will go and re-measure.

    could you not contact the council to see about getting medical points which would make you more of a priority. Your son with autism may well need his own space, depending on the severity of his needs, It's worth a try, what about housing associations or trying for a swap with someone who wants to downsize.

    Housing and council are one now, at least here they are.
    We did ask about getting assessed but they said they do not do that any more. Plus we have just been told they don't work on points any more either.

    We now bid on houses and the person most eligible (not sure how) gets the place. We recently went for a couple of 4 bed houses. One went to someone who went on the list June 2010, the other July 2010. We were not in the top 20 apparently.

    Unfortunately we are in an area that houses many refugees so they, being homeless, get more priority.

    I think you need to face up to the fact that getting all three in with space for clothes/toys is not actually possible. Focus on getting the getting the three beds in comfortably and getting it as pleasant as possible as a sleeping place for them. Then find other places for storage and playing. Maybe there's room on the landing for a chest of drawers, or in your room, or your daughter's room. As someone has already said, you can just slap some boards in the loft and add an electric light and it will be ok for kids to play - even if they have to go up via a ladder - and pretty perfect for spreading lego out and leaving it spread out. Think about garden options for toy storage/play areas - there are all sorts of sheds and things available that could help you extend the available space - or even get your hands on an old caravan - it wouldn't have to be roadworthy!

    Dander, I do agree about just making it comfy for sleeping but in general it is a really small house. My daughters room only just fits a shorty bed and ours already has bits we can't fit elsewhere. The landing has washing basket and craft box and that is it filled.

    Loft would be a great idea, just got to get hubby to sort it. Only been nagging, I mean asking, for a few years. The kids have a play shed outside but hubby has started storing bits in it so now you can't even get in it.

    If you really want to stay in your home long term What I would do is change my existing sofa for a good quality sofa bed for myself and hubby and give the bedrooms to the boys.

    Not sure how homeswapper can help you as you are in privately rented. Thought this site was for LA/HA tenants only

    We have considered a sofa bed, both now and in the past. My only concern is I am not in the best of health and we have a very firm orthopaedic mattress. When we have been on holiday and used a sofa bed I can't walk within a couple of days.
    Plus I tend to stay in bed in the mornings until the kids have left as we only have the one bathroom and once I'm up I tend to be in and out for a couple of hours.
