god so i am very lucky then thanks for puting my mind at rest because i have been working out how we goner fine 11.00 odd a week the difference between 50 and 30 percentile point so i can put that to one side for now

i am so lost by all this, i received a letter from my council saying it was all changing but i cant make head nor tails of it all, so was hoping someone may be able to break it down in to plain english for me
i moved on the 14th of this month from one private landlord to another, i was paying 510 p/m for a 3 bed, i'm now paying 520 p/m for another 3 bed. i get the maximun HB but i have to pay a top up as my rent is more than the HB. will i now be paying more of a top up???Skint, but happy (ish):p0 -

your hb wont change immediately, next year on the 14th will be your anniversary date (if your hb started on this date) your lha rate will then change to the lower 30 percentile rate. but you will get 9 months transitional protection. so novemeber 14th 2012 will be the date your hb will decrease and yes you will have to pay more of a top up0 -

I was on IS for 18mths, within in this time I went through a traumatic court case, outcome, shared care of my 2 children. Who are under age 10 & 6 and not the same sex and they share a bedroom. I live in a affluent area, not by my choice, but my children's school got involved as I wanted to relocate and move the children with me, resulting a court case & shared care. Cafcas & the school had stated the children were happy and any relocation would have emotional stress put on them. So, I had to quickly find somewhere to live, within school distance, as I was kicked out of the family home and If I wanted to move away, I could do so, but not take the children..WELL I WASNT LEAVING MY KIDS..
For the 18mths was on IS, I had to put £17pw towards my rent, as it was above their allowance. I started to get my life back, then my ex had made a claim for one of the childrens child benefit. Granted. So im in receipt of one child benefit.
I am over 200 miles away from my family, friends network & support, not many friends where I am, not real friends like I grew up with.
After all this, I found a part time job (which I was desperate to get back into) 16hrs a week, fitted round my children, so that I also had quality time with them. However, I am not entitled to working tax credit for 2, only 1 child and child care element. Due to the child benefit. This makes me £46 a week better off then being on JSA/IS.
BUT...
I have received my Housing Benefit update. which was £122 pw, my rent £139 pw. I have now been awarded £57 pw. NO COUNCIL TAX BENEFIT. My childcare cost's for 1 child including holiday's is £25pw.
When I rang the housing, they said due to the changes for April and your change in circumstances and that you only have ONE child, you are only entitled to 2 bedrooms. But you live in an affluent area, where the rents are high, maybe I should think about moving to a cheaper area.
But I have 2 children, sharing a bedroom and ive no choice but to live in the area not far from my childrens school, due to cafcass recommendations to the court that the children's emotional well being not damaged in anyway.
So, I am now actually after paying childcare, rent, travel to work and this is without food, bills being met im down by £58pw on top of the £46pw (£104) per week in total. And I was suppose to be better off then being on JSA/IS.
It works out once ive paid, Rent, Council Tax, childcare costs, travel to work, school dinners/pack up and household bills, a bit/little money put aside for kids clothing etc, after school clubs(which they now cant goto as cannot afford, they got them free before) Im actually MINUS £22 PER WEEK.
So looks like im living on my overdraft.
I have no idea what to do thought my life was looking up, but it's got worse and back to sleepless nights.
CAN ANYONE GIVE ME SOME ADVICE...PLEASE
and Yes, their dad does not contribute, im forever chasing him for his half of school uniform, im always the one
living in my overdraft.
I feel like the air is being squeezed out of me.

The problem you have is the child benefit being paid for one child to the father. As you do not have this child benefit paid to you, unfortunately benefits are unable to include this child on your claim, which will mean you lose allowances for them. And you also are only entitled to a 2 bed rate instead of the 3 which you would be entitled to.
Also any child care costs cannot be included etc.
Does the father need the child benefit paid to him? Is he also claiming benefits?0 -
Housing benefit should be just that, money to pay for your housing. I don't agree with how it is at the moment where you can keep any excess up to £15 per week. That's so wrong. I get housing benefit and mine just covers my rent which is (like I've already said) how it should be. Bringing the bedrooms down from 5 to 4 may stop those who don't want to work milking it and having larger families, larger houses and such. It's about time something was done, but if you're on benefits, you shouldn't have to pay more out of your own pocket because of all this. Fair enough for them to stop giving the extra £15 here and there, but not to take money away from the actual rent itself:j I'm not supposed to be normal, I'm supposed to be me:j:dance: Quidco cash back since May 2010 ~ more than £83.13 :dance:

The changes from April are supposed to make 30% of properties in the area affordable to people on HB, whereas before it was 50%. The idea to allow HB customers to keep up to £15 above their rent was a ridiculous one. I think that it was supposed to make people think 'If I rent a smaller, cheaper property then I get to keep £15 p/w'. That would then decrease the bill for HB. Fail!0

It will affect your tenants. I suggest you ask your tenants to ring the local authority.
If your tenants are under lha then their hb will be reduced 9 months after their anniversary dates. If they have been on hb continuously since before April 2008 then they will come under the old rules and will not be affected by these changes0
