As for mould, it's not caused by dirt, it's caused by damp and condensation - I don't care what people say about opening windows etc, you shouldn't have to open windows every day. If you have black mould, you have a ventilation issue and can't really blame a tenant for that, although cleaning it would be nice, you have money to spend rectifying it.
 Agree with all you say - BUT - what would you say if you had tenants who physically BLOCKED all the ventilation and then complained about mould and CO issues? I have the photos to prove it.

 Once you sign an AST, it's not your *home* any longer: it becomes the Ts home and the T has "exclusive occupation". If the T refuses access then a LL has to obtain a court order.  Out of pocket? Didnt they pay you rent? Well, on the basis that the deposit is 2k, im assuming this is 6 weeks rent.             Ok...I can see that I have angered people. I wanted the honest feedback and I appreciate it. I can only say that i am not a troll. I can understand why you think that I am but I am not. It looks like you guys all think that i am rotten as a landlord...if I was so bad why did they stay so long? Anyways, I guess that I have a weak case but as there is some documentation so I am going to proceed. papers were filled today. I have learned alot through this experience. All checks came back ok on these people so it just goes to show you can never tell about people. the only part I don't get is why people feel that I harassed them? I just wrote emails and called a few times to try and get things sorted with the property. They wouodn't let me. HArdly harassment, people. I am now only communitcating through my lawyer to avoid such accusations in the future. And, I do think that the mold was a lack of cleaning! But I am sure they will go down the ventilation route! I will report back on the case and I hope that I can show that my conviction to make these people pay to put my property back to good was right!0

            Mould spores can cause a great many health problems, particularly respiratory (sp?) in younger/ older people. It is not caused by dirt, it can be caused by damp, or poor ventilation (opening a window can be enough to rectify it or control it). It is however the responsibility of the landlord to pay for all investigations into it's cause. I hope, I mean, suspect they might slap you with a counter claim if you continue. Keep us updated won't you, it's been a good laugh amongst the family as I've read out this thread tonight, cheers. Quite different to angering people like you said, I think others reading this thread are bound to have enjoyed themselves too! Nice one.0
