    I dunno what you mean about learning the law...you mean for rental law or for my pending claim?

    Since you seem determined to
    a) go to court and
    b) remain a landlord

    the answer is..... both!

    Oh, and since you clearly don't know what consitutes 'harrasment', that might be the place to start with rental law (though deposit protection, repairing obligations, quiet enjoyment ...... are all areas to read up on)

    Had you ever considered maybe not having radiator covers? Why do they even need replacing? Perspective. You don't need bespoke radiator panels in a rental property. Indeed, you don't need any.

    Keep it simple, keep the fittings simple - inexpensive, not cheap. Understand that this is a business - it's not your home, you can't be precious about it, need to apply common sense in the first place rather than blame your tenants for not understanding the value of such an item or expecting that a family with a child young enough to draw on the walls won't do it!

    Sorry, but knowing the condition of the place I bought, how I spent £4k on it and then let it out, there is no way it was anything but "betterment"

    The best cleaners? The best cleaner I know is me. As for mould, it's not caused by dirt, it's caused by damp and condensation - I don't care what people say about opening windows etc, you shouldn't have to open windows every day. If you have black mould, you have a ventilation issue and can't really blame a tenant for that, although cleaning it would be nice, you have money to spend rectifying it.

    I think what other posters are trying to say is you need to write this one off and put it down to experience. Just make sure you learn a lesson. With new tenants get the inventory signed at the same time as the tenancy. It's not hard. Go round the property together, write down everything, take decent pictures and sign together (two copies and handwrite the notes identically). I am sure you'll agree the time and effort is worth it to avoid what your going through now, or at the very least have a robust small claims case if needed.

    Out of interest, if you accepted their version of the inventory is there still damage/unfair wear and tear?

    It was more than wear and tear! There was writing on 2 of the walls--from a kid. So paint over the areas that have been written on, you do still have the paint colour, if it is a decent paint it shouldn't have faded too much in 2.5 year (a hint always use white).

    Also the carpet was stained beyond recognition...also more than wear and tear! I will agree that this isn't acceptable but you still have to allow for the depreciation.

    They never cleaned and that caused mold everwhere in bathroom and in kitchen!!! This is an easy thing to clean up, just not pleasant this is why you are paying cleaners.

    The marks were more than just a few tea rings...there was paint chips! They were bespoke! Will cost me £500 each to be fixed! Unless they are totally destroyed this is just fantasy land, sand paper and repainting is not going to costs £500 each or in total.

    There was food stuff in the kitchen...it was discusting! It may well be but this is why you are paying a cleaner.

    My tenants were difficult and I did not like them. What you mean is they insisted on their rights and you wanted to treat the property like you still lived there rather than their home, how would you feel if I bundled up to your house at any time and decided to let myself in.

    They questioned me too much, ignored my requests and they have now cost me money...I do not want to spend money when they should have given me back my house the way it was let to them! I told them repeatedly to do this! Filthy people! I do not think that charging them 40% of the costs to repaint is unreasonable! I don't think that them footing the full bill for cleaning is unreasonable. I agree they have to meet some of these costs but in all things you do have to make allowances for wear and tear plus depreciation. They did also pay your rent.

    I don't think that me having access to my home is unreasonable! It wasn't your home, it was your property but the tenants home.

    Them changing the locks is unforgivable! I don't think so when a Landlord thinks they can just let themselves in.

    Then writing on my walls is unforgivable! Not unforgivable kids do tend to do stupid things.

    They have wasted so much of my time and they think that I am unreasonable! Welcome to being a Landlord you didn't think you were going to get the money with no effort did you.

    Oh and they taped things to a wall which has left huge marks where the paint has come away...come on people....they are no saints!!!! This is why you keep a pot of the paint for touching up.

    Harrassing them? I have never done that! I called them a few times and emailed them to tell them they were dirty and to get it right...but that is not harassment! Except it is harassment it is not up to you to tell them how to live their lives they live their lives you are their landlord not GOD, entering the property without their permission is harassment.

    From everything I have read you are still treating this property like your home, not the business asset that it is. This asset does need to be maintained at your expense, but then you get rent as income.

    Yes things that don't count as wear and tear are not on.

    You do not understand landlord law as it pertains to quite enjoyment and at your own admission did not follow the deposit protection laws and have lied to a court by making an inflated claim.

    You may be right, but I have had a landlady who used to think it was ok to pop round and let herself in for a cup of tea and a chat.

    She was obsessive about hoovering as well, not sure if it was because I had one of the first dysons or what but some people are just this mad.

    It really could be my old landlady. The reason we rented only briefly. I didn't enjoy being stalked when she walked her dog past the house and stared at me, or sent her kids round constantly to 'collect the post'.

    Our little girl scribbled on the wall in the lounge with a biro, she couldn't have been a year old. We asked the LLs husband for the name of the paint, bought new tins and then paid a decorator repaint the entire room before we left. On check out she was going off at the letting agent "they let their children draw on the walls" when the LA looked shocked and asked where, she literally screamed "they painted over it!". Completely tapped. The irony being that we were only moving out because I couldn't stand being watched. Despite owning more property than her, she still treated us like second class citizens. She even accused us of damaging the grout on the kitchen floor. Not the tiles, the grout!

    I put that one down to experience. The benefit being that I know how to treat a tenant properly.
