nightmareinnorthlondon, I hope you get sorted soon. It's awful not to have emergency contact numbers. I private rented for 12 years and never had one. You can bet that anytime there was a major problem for us, that it happened on a Friday evening (when the office was closed till the Monday morning) , or over Christmas holidays. :cool:

In a genuine emergency, any reasonable and sensible landlord would leave contact details and emergency phone numbers so that the issue of the tenant paying for the landlords repairs and then having to bill them doesn't arise.0 -

A resonable agent (or LL, just not in my case) would provide a tenant with an emergency/out of hours number, so how you can say a reasonable tenant should just pay up and claim back is amusing.

All agents / LLs will provide a contact number. Many will provide British gas homecare or equivalent. There is no obligation and IMHO it is unreasonale to expect a 24 hour call out for repairs.

A broken toilet when there are 4 people (including 2 children) is kind of an emergency in my opinion, especially since we are paying very handsomely to rent our place. I find it amusing that you think a tenant should just wait a couple of weeks or fork out themselves for repairs because the landlord is on holiday and couldn't be bothered to leave a simple piece of paper detailing the relevant contact numbers.0 -

Some of us may find it amusing that you have provided a link to a scheme in the USA which will be of absolutely no assistance to Ts in the UK. Google isn't always your friend
I find not just that amusing, but the fact that a tenant should be looking for assistance for an 'essential repair' which forgive me if I'm wrong, isn't even down to the tenant, whether they are a private, council, or HA tenant.Tank fly boss walk jam nitty gritty...0 -

Where did I say it was down to the tenant to pay?
In an emergency when tenant cannot contact LL, he is entitled to have essential repairs carried out and bill the LL.
You raised the issue of those who could not afford to do that. If you cannot afford essential repairs, you can apply for finanial assistance or wait "a whole week till they get back from their Jollies".
