I leaflet on a regular occasion to buy properties. You can expect on average a 1% return of the number of leaflets delivered. If you're looking for a specific type of house, I'd suggest selecting the streets that have these houses, in an area you want to live in and deliver them there.
Leaflets need to be catchy, although if you're thinking of placing them in envelopes I'd hand write the envelopes and address them 'the owner'
    Hope this helps. Good luck

Thanks, that's really useful to know. Would you suggest putting them in envelopes or not?

Not, why risk someone not opening it?

We had our note in a draw delivered a month previously, that I had kept by.

Went on the market with an agent that arranged two prospective buyers that day. One of them offered and so our house never reached the marketing stage. The buyers pulled out and I remembered the note I had put by.

I'd agree. Leaflets would be better and also cheaper too. Just make sure it stands out ie yellow paper, black ink, double sided.

    Hope this helps

I just bin a lot to 'the owner' now as we get so much junk through the post. You can usually tell though if it's junk. If it was something handwritten, I might open it, but would expect it to be from local EAs or something.

I think a note would be fine. We get tonnes and bin nearly everything, but I do quickly glance at stuff. Might be worth folding it so the written side is face up. Goes against 'human nature' as we always fold things inwards, but might be clearer it's not just some local flyer.

Good luck. Sounds like a good idea to me. So many people delaying house sales at the mo. If they think they've got someone interested without all the usual viewings hassle, they might just go for it.

1% sounds rather optimistic. Are you saying that you would get on average one person contacting you to sell their house from each and every street you leafleted?
  • we found our current house by leafleting. We wanted to be in a very specific area and after lots of research and leg work, got a shortlist of around 100 specific houses in various streets, and leafleted them all with a polite note. We got 3 responses over the space of a couple of months. All were very strong houses (cos we'd already worked out that they were) and we bought one of them.

Don't expect to get a bargain, and be aware that if it's a private sale it comes with its own problems. The person we bought from didn't appreciate that they needed to take an active role in seeing the sale through. I think they thought they were just saving agents fees! The sale almost fell through because the chain stalled because they hadn't pulled their finger out. It was only because of good agents at either end that it actually happened. Agents have their uses....

Thanks, nothing is ever easy is it? We were close to buying three other houses and I had to do most of the leg-work anyway.

    No harm trying I guess.
