    They weren't sure what to do at that stage and had thought of renting the place out. Then our letter came through the door and made the decision for them...also turned their dream into a reality as did ours. When we shook hands on the price, he told me my letter was 'fate' :)

    And funnily enough I just spoke to my MiL and she said they'd been leafletted by a family that want to move to the area, seems there's a lot of it going on :)

    For the Attention of the Homeowner,

    I am contacting you with a view to enquiring about your house. I am looking to buy in the area as I have a child who attends xxxx school, but haven't seen anything suitable on the market as yet. I have decided to drop leaflets through to houses in the area in the hope that I may find the right property directly.

    I have recently moved from xxx and am currently renting in xxxx through a friend so can give short notice to leave. I have a solicitor in place (insert name) and finances in place and a mortgage already approved so can move very quickly if I find the right house.

    I am looking preferably for a 4-bed detached house for our family, or a 3-bed with scope to extend. If you feel you would be interested in selling your house directly to a buyer like myself, thus avoiding estate agents and their fees then I would be grateful if you could either call me on my mobile or send me an email to discuss this further.

    Just printed 100 copies on plain white paper (nothing fancy) folded inwards, and posted directly without envelopes.

    I got two responses - one from the seller, and one from someone thanking me for my letter and wishing me luck. They also added they'd lived a happy 12 years in the area so would highly recommend it, had no intention of moving but would keep my details in case their circumstances changed, which I thought was lovely that they made the effort to respond.

    Finally completed and got keys to our new house yesterday. So relieved and happy!
