    Right.

    LL arranged for his uncle to come over. To check it out. His idea is to just switch the water on when needed..

    LL's dad is back from hols friday, and then he'll come and take a look.

    The uncle said he's gonna try to get hold of his plumber mate.

    He didnt seem to understand the importance and urgency of a ceiling panel possibly collapsing, and the danger that the family could be in.

    I cant withhold rent, as its paid direct to the LL via HB.

    We still have heating - its gas warm air.

    Guess all I can do right now if see if the uncle can get hold of the plumber. also the uncle is flying out to Dubai 2moz, so we only have today and possibly thurs early morn to get hold of him.

    Still leaking btw.

    Knock a hole through the plasterboard and turn off the supply! They're going to have to do that anyway.
    All the time it carries on leaking, the damage is going to get worse, especially if water gets into the electrics.

    Very True macman. your right, thats going to have to be done.

    LL's uncle has just been after being ont he phone to the plumber.. who said.. Just turn on the cold water when you need to do washing/bathing/general water needing things, and because of gravity, the water wont come through the ceiling, it wil go to the washing machine/taps.
    So gravity wont make the water fall through the ceiling then ?

    If theres one good thing, my contracts not due to end until next january. so least I know I have a roof over my head ( just not a ceiling ) lol.

    I need to rage somewhere.

    It appears that the LL's whole family are idiots then...when are they intending to fix it?
    Go and turn it off yourself or get someone to do it for you, don't wait any longer.
    You'll be doing them a favour, as before long the ceiling will come down most likely.

    I think that you need to insist that a professional plumber comes out TODAY! It seems that the problem is getting passed from pillar to post. Who will it be next, a friend of a friend of the uncle's dog?

    We on here can only advise you, at the end of the day you need practical help from a professional.

    And how will gravity stop the water coming through the ceiling, if it is leaking now?

    Get back on to the LL and insist that he sorts out a gas safe plumber in the next 2 hours or you will have to take steps yourself and also charge him for the hassle, time, stress and damage caused to your family and your belongings.

    If you turn the mains on, the header tank will fill which in turn will top up the immersion tank and you will have more water coming through your ceiling!!

    Call a plumber NOW! ask him/her to isolate the cold feed to the hot water tank from the header. Either by putting a bung in it or cutting in a gate valve. And then get them to drain the cylinder down.

    This is crazy. It can easily be isolated and drained in 1/2 to 1 hour by a plumber that knows what they are doing. That will save a lot of money in damaged ceilings.

    Well.. The leaking has stopped, well.. we have 1 drip fall maybe every 20 seconds.

    Told the LL last night he has 24 hours to sort something, why he ( or the parents ) dont have people in place/profisions for this I dont know.

    They own about 4/5 houses round here, the uncle is also in the letting business, so really they have no excuse for not having people they can call upon.

    I need to head up tesco and get massive bottles of water, the loo hasnt been flushed properly since tuesday. I have washing/clothes piling up.

    I feel quite sad actually :( I just wish I was in the position of affording a plumber myself and then getting the money off the LL. but I'm not. I should have money saved up for crap like this, and I havent. *sigh* :(

    Oh the ceiling panel.. well.. its still up, but after the uncle came round and stuck a screwdriver into all the crack points, its now hanging about a inch off the ceiling, with just 2 sides holding it on, and a bit of paint.
  • Have they isolated the tank yet to stop the leak?
