    If its not the cylinder then its from a pipe near it, water has a awful copper/metal smell about it, reeks.

    Right, cant get to the tank, so cant drain it. So.. I'm just gonna have to hold tight with buckets until the LL figures something out.

    lol.. The LL has recently taken over the property from his parents. Something to do with my rent giving him money in uni.

    The parents used to live here, and have been letting it out for about 10 years I guess ( we're in our 4th year here )

    Blame the parents :D

    Still no word from the LL.

    Get a plumber out and charge it back to him, he should have arrangements in place for such a emergency. Knock a hole through the plasterboard to reach the isolator valve if that's what's necessary.

    I was wondering the same as macman just suggested - been looking at other threads for landlords responsibilities and emergency plumbing etc.

    As the LL has only recently taken it over, he may not have tradesmen in place and may be relying on his parents' help. Something obviously needs to be sorted asap though.

    Maybe others can advice if you would be within your rights to do as macman suggests. Perhaps you are able to do this as long as you give your LL advance notice of your intentions?

    Op, have you managed to stop the water leaking yet? It is also in the LL's best interests to get this fixed asap to avoid bigger problems and costs.

    What do you mean charge it back to him ? Because were not in the posistion to afford a plumber + someone to redo the ceiling/wall.

    The water is now slowly dripping though one of the cracks in the panel. its contained at least.

    Phoned the LL earlier.. who says he has to ring his mum ( who's in India ) to find out what to do.

    I can only presume its a finacial thing, if they do have LL insurance then the papers are in there house, and no ones occupying it atm.
    not that I know how insurance works. Do you pay up front and claim back, or do you get the job done, claim, then pay X ?

    Doesnt look like its gonna get sorted today... thers 5 people in this house ( 2A & 3C ).. all needing basic ammenties. Aghh!

    I suggest you keep nagging the LL until he gets his finger out! It's obvious he doesn't have a clue but at the end of the day it is HIS responsibility to sort it out pronto. Or are you just going to wait until his parents are back from their hols + the time THEY take to arrange the necessary help.

    Presumably you don't have any water (and heating) at the moment? He needs to provide (and pay) for a back-up for this, especially as children are involved.
