If you can manage to keep the house whilst you are over there, then if and when you came back you have somewhere to stay and will be able to get all the jobs done that you wanted to do as you will be better off financially.
Plus eventually the house prices will start to pick up.....but at the end of the day it maybe that you want to close that chapter and move on completely....

Re my flat, the improvements will be needed to bring it up to a decent standard to rent it out. I can live with windows that dont close properly and carpet stains but wouldnt expect anyone renting it to.
Although there are times I wander round and go into the garden and feel quite proud of my place, I have no attachment to it and often think buying it is the biggest mistake I ever made. Still, there would be a massive loss if I sold it so renting is the best option for me.
I think I can get free mortgage advice through work so may make an appointment to se someone to discuss my options. I was 21 when I bought this place and didnt have a clue what I was doing so want to be better informed!

Mags it was just before the credit crunch, when northern rock were throwing money at people. I was approved a mortgage of £40k more than what I actually needed. Which is scary as I can just about afford my payments and bills as it is!
It's not in a great area, not that it's a bad area but there are much much nicer/ more convenient parts of the city compared to where I am. Saying that I go keep an eye on rentals here and they seem to be snapped up pretty quickly
