    Erm.... the house is already underpriced, dont know why you think we've bumped the value up for our own comfort..... honestly!!!!

    Why do you think it is already underpriced ....... because the estate agent says so?

    If it was underpriced it would have sold and you would not be on this forum asking for advice.

    Your house is only worth what someone is prepared to pay for it.

    In your view, maybe. A check on rightmove says that you paid £135,000 for it in Nov 06. The Nationwide figure for your area for a house that sold for £135K in Nov 06 is currently just less than £125,000. And falling. It also appears from the google streetmap that you have been trying to sell it for a while as there is an agents board outside the property.

    Of course you could have spent thousands adding an extension to it, making it underpriced at £130K.
