Crikey, I'm looking for such a property right now, but up here that would be priced around £250K!
I would look to add more details on the advert - room sizes etc. If other properties have this information yours will always be overlooked.
I'd change a couple of pictures- not good seeing dishes in the sink etc. I know it's a home and is being lived in but silly little things like this make
a difference to someone flicking through the adverts.
Price is reasonable, but it's not the best time of year to be selling, market should pick up again end of Feb/March with the usual seasonal changes.

Let me guess, you want 2007 price for your house, and the house you have found is at more realistic 2010 price?
I'm guessing your trying to have your cake and eat it, the reason why you have been looking for so long i suspect is that your not willing to pay 2007 prices yourselves and plenty of other sellers are adopting the same attitude as you wanting 2007 prices.0 -
No room sizes listed on RM. Pretty bad start. The lounge looks small, like the room's been chopped in half as the chair looks nearly level with the fireplace and I can't see any other larger sofas.
Not saying it is... saying how it views on the RM ad and how potential viewers/buyers will see your house from the impression on RM. You might choose not find my comments very helpful as I'm probably wrong - but I'm saying how I would see it as a viewer. I think honest opinions are vital at this stage. You absolutely need room sizes listed. It's one of the major criteria. If I was looking, I'd be very reluctant to have to phone the EA to ask for room sizes, especially as certain pics are forcing me to form my own (wrong, I'm sure) opinion.
Also looks like it's on quite a main road. Won't put everyone off, but will definitely limit your market. There's also a school directly opposite (I think!). That, again, would put some off. A plus for some, I'm sure, but it certainly wouldn't be a plus for me.
Also, petty, I know, but I can't stand the random use of capital letters in the very brief description (people have pointed that out on here before about ads - I believe there was a whole thread about it).
Anyone seriously looking for a house will be looking on RM, or in the actual EA's window (especially if they don't have internet access). Push for the best position in the EA's window at eye level. I really don't think advertising it anywhere else would help. Is some random person likely to see the ad in a newsagents window/supermarket board and think it's the perfect house for them, even if they weren't looking on RM and hadn't registered with local agents? I suppose never say never, but I'm not sure they'd who I'd like to be dealing with.
Also make sure your EA isn't putting potential viewers off. Some are demanding people see their mortgage broker, prove funds are in place, etc. Maybe view another house with them (if you haven't already) to see how they treat you as a buyer - or get a friend or relative to view yours or another. Okay, bit of a timewasting exercise for the person selling the house to have someone view who's not actually interested, but you need to know what they're like to deal with as a buyer, not just a seller.

Floorplan?
Photo makes living room look tiny as mentioned in a post above. Can you move furniture to make it appear bigger? Lack of a floorplan means that I can't see if the living room really is that small or if the sofa is just in a funny position.
Get rid of the dishes on the sink in the kitchen. As soon as I opened that photo its the first thing I noticed... not good. Also change the clock that you can see in the photo above the sink, get a nice modern one.
Last thing, move the car off the drive before taking the photo of the front of the house.
Apart from that, looks good for the price.0 -
Can't imagine why that's not selling at that price. It looks lovely to me and a good back garden too.
Is it in a bad area or something? If I wanted to buy in that area I'd certainly be VERY interested in this house.
Just a thought.
its not in a bad area. bracebridge heath is really popular. alot of people choosing to go for shiny new houses with not a lot of space because they prefer the show home look. ours is older house but with space0 -
That aside, the RM listing is pretty poor. No room sizes, and no floorplan.
The two semis that sold in your road in 2010 and 2008 (29 and 59) for £90k and £83k: how big are they?

i think those houses your refering to were terraced houses, not semi's. few terraced sold lately, only 1 semi and that would have been around £120k at least

Unless you're selling the car with the house, it shouldn't be on the driveway. Is it too much trouble for you to move it?
The World Cup 1966 photo above the fireplace is an instant off-putter. I, and other viewers, don't care about your sporting likes and dislikes. Replace it with something neutral.
You've obviously moved the kid's toys in the garden so that they're out of the way for the photo. Why are they in the photo? With the size of the garden, surely it's possible to get a photo angle excluding them?
The sink is an unholy mess. You need to clear everything from it if you're going to photograph it.
Retake the dining room to show that there's plenty of room for the dining table, not that it's stuck to the wall on one side of the room......0 -
