    I think what they are trying to say is that there is a distinct possibility even if you can advertise your house to everyone in the country, you might still not be able to sell.
    Also I don't think Running Horse is too far wrong in saying that 99% of potential buyers may have already seen it up on rightmove' site.
    The only other method I could come up with has already been mentioned(putting up ads in windows)....actually what about ebay?
    I don't have a clue about how trustworthy it is(for sellers or buyers) but there is a section for house buying there. Maybe you should give it a scan?

    Can't imagine why that's not selling at that price. It looks lovely to me and a good back garden too.

    Is it in a bad area or something? If I wanted to buy in that area I'd certainly be VERY interested in this house.

    One thing that did occur to me though...it seems too good to be true and I'm wondering why it's so cheap...could that possibly put potential buyers off?

    I know it sounds mad but my sister had her house on the market for a year at a low price of 159K without any interest except for one couple who were really suspicious, asking her what the catch was...and clearly didn't believe her when she said there wasn't one, she just wanted a quick sale.

    She put it with a new EA as a new instruction at 10K more and got an offer the following week, and the house sold at 162K.

    Just a thought.

    The point is that dropping the price to a really attractive level will make it sell quicker than putting a post up in your local Co-op. It may not be what you want to hear, but people are trying to help you.

    That aside, the RM listing is pretty poor. No room sizes, and no floorplan.

    The two semis that sold in your road in 2010 and 2008 (29 and 59) for £90k and £83k: how big are they?

    Erm.... the house is already underpriced, dont know why you think we've bumped the value up for our own comfort..... honestly!!!!

    It looks very overpriced on rightmove, there are 5 pages of 3 bed semis in your area for a lot cheaper starting from £105k.

    I think people will simply look at the others first just by price. With the price falls your competition has reduced far more over the last 6 months putting you out of the game. On top of that buyers are asking for about 15% off the asking price.

    I see you paid 135k in Nov 2006, i think you need to drop to 120k to attract offers. The market is a lot different now, if you need to sell quick then you need to be very lucky or drop your price further or you will be on the market for many months. You do look over priced compared to some other nicer properties in your area that are much cheaper.

    I paid 159k for my 2 bed detached bungalow at the height of the market in January 2007 and have it on now at 135k with no interest.
  • Where are others looking? I've looked within 1/2 mile of the postcode and there is one other house at the same price and then one at a fixed price of 125k I've looked from 80k and there aren't any, so how are people saying there are nicer properties for less in the same area? Are you going further than 1/2 mile? or am I not looking properly?

    Do you NEED to sell quickly and WANT to sell for a good price?

    Or do you WANT to sell quickly but NEED to get the right price for it?

    In this market, you can't necessarily have both. From the circumstances you've outlined, it sounds to me like you need the right price but want it quickly. In which case you need to get the RM ad as attractive as possible and look at all the other advertising possibilities that folks are suggesting. Alongside that, you need to face the fact that there is a real possibility that no one is looking to buy your sort of house at that price just now and you might not sell in time to buy the house you want no matter how well advertised it is.

    On the hand, if the main driver is a need to sell (because of relocation, repossession, etc) you would have to face the fact that you probably won't sell for what you want in the time scale you need it so the price drop option is more critical. You'd have to find some way to fund any negative equity if applicable but if you NEED to sell, that is what you should be considering.
