  • Well done for having a crack at what you think will happen. I see a lot of people knocking your idea and not many arguing the toss either way apart from the odd, HP will crash again mantra

    If you think they're safe, then I'm surprised to see you agree there won't be any significant fall in house prices, nor significant rise in base rates.

    On the basis that there's no major international event to blow the recovery off course. Then personally I see a very quiet year as the recovery slowly chugs along. The rebalancing of the economy and reduction in consumer /government debt is very much a medium term project. There's no quick fixes.

    However anything which affects stability of UK banks. Could impact more widely on both £ and interest rates. By interest rates I am refering to the cost of UK Government debt.

    We been arguing the toss for 3 years now.

    What's left to argue when you know full well nothing is going to change Hamish's mind. You can throw anything at the guy and he'll find some reason HPI will increase, or rents will be unaffordable for loads, and celebrate with glee. If all else fails, he'll tell you about Aberdeen and how it's so prosperous up there, there were 3 people in front of him splashing the cash in mcdonalds.
