    ah but Dragon my friend the feedback was that she felt the kitchen was dated and dark! hence the dilemma. Never thought i'd say this but sometime in the days when i first started out on here decisions like this were easier, ie, i'd have just said i haven't got the money so they can swing for it!

    Ah that DOES throw the proverbial spanner in the works :(, in that case see if the viewer comes back with an offer (and what type of offer!) and if they don't or it is too low THEN change the, if the offer is okay then snap it up :D

    Have got everything crossed for you! I wouldn't do the kitchen while you have a potential buyer - after all they can offer what you like but you don't have to accept it. As Dragon says if it turns out to have been a major issue then consider it then.

    Thats good feedback ... the fact that she is thinking about how she would like the kitchen is a positive. I think that maybe its too late to change it for this buyer as she already has seen the kitchen. You could always suggest if she is willing to bargain that you would update it as part of the agreed price.
    To go to the bother of updating and her still not liking it, may not be worth the hassle.

    So then if the deal doesn't materialise then you could consider the update before someone else sees the flat.

    perhaps decluttering is the best idea as when someone is viewing a house they are looking to see where their stuff will fit but it's hard to see past clutter..
  • For what it's worth, I think Taxi's hit the nail on the head - decluttering (free) is the best thing you can do right now, no matter what the viewer decides to do next. You're going to have to do it when you move anyway, so it's just one less job come the day - and clutter just says "cramped space" to viewers.

    As for anything else - take a step back and look at the kitchen with a bit more of an honest eye. Could it really be classed as dark? Or is it simply that the units are a dark and therefore it's more a matter of individual tastes.

    If you aren't sure yourself, ask the estate agent (it's in their interest to help you get a speedy and decent sale), or if you don't trust them, ask a friend...or a relative (I find them often too honest!!).

    And in the meantime, I'm judging her on your behalf.....oooooooooooh yes, I am judging her.......;)

    thank you all so much for your comments they have helped me decide what needed to be done.
    I've decluttered the kitchen into the Heart Foundation collection bags, and put the stuff on the shelves away. Mr LT took the shelves down today and filled the holes which has meant we have to do a bit of painting. As we can't, aka Mr LT can't be bothered, to find the previous paint i've been and bought a cheap can of cream paint to repaint the walls. The units are an 'oaky' colour, not the darkest but not the lightest and i think cupboard doors are a personal choice so we're not changing them. I'm still not holding out much hope about getting an offer from the viewer, maybe i'm just trying not to build up my hopes too much.

    just got to start decluttering inside the fitted wardrobe (storage cavern) so that other things can be tidied into it. the stuff in the bedroom is tidied away into big plastic boxes on top of the normal wardrobes but i'd still like to declutter them.

    on a more MSE front, i've got to pretend sometimes haven't I lol - i've checked all the bank accounts today, i really hated the fact i couldn't get into Halifax last night. I still get scared by my credit card balance when i don't have access to my online accounts, so i guess i'm not cured of my MSE addiction just yet.

    i don't think i could leave here Dragon, i haven't been online so much of late as i'm busy knitting or reading but i still constantly need to feel i'm keeping things under control and this site helps me do that.

    oh just remembered, we've got our tickets now for the annual pre christmas journey to the outlaws. I'm planning on taking lots of knitting to keep me busy, and planning lots of days out so we don't have to spend days on end sitting in the living room doing nothing.

    on a more nortier front i spent a bit of money on scrapbooking equipment last night, in my defence i haven't spent a thing on it for months, and it was all half price, and i didn't go silly i just bought what i needed not what i wanted just because it was half price.
