Won't the sellers think their "new kitchen, new bathroom" equals an inflated price?

I said that wrong. It will look to the untrained eye as one that just needs a new kitchen and a new bathroom. It looks like it was last decorated during the "Changing Rooms" era and that looks like it was painted over the old wallpaper so I can see the plaster falling off with that, although the wallpaper seems to be making it's own way off the walls from the photos.

I wish it was a little bit nicer inside, at the moment it's about as far away from my vision as it could be - further than if it still had it's original features and they'd done nothing to it. You have to contend with the fact that the vendors think it's alright, I guess, as the price is high enough. I can't shift away from wanting a "London house" though, living in the middle of nowhere. The stock just isn't there.

Of course, you're absolutely right, it would be. People round here probably wouldn't agree. Next door still has the stained glass windows, it went for £10k less than this one is asking and the EA says it had more work done than this one (and more features). Round here, people believe plastic windows add value.

I have a feeling I'm going to like it. I have a feeling that H will not be able to cope with the price if it doesn't contain a 'profit'. Except I want the right house in the right area now and to find that and value all at once? It doesn't exist, not here, hence we have only had one project where we actually live.

I'm saying a little prayer for a Minton Floor. What's the likelihood?

I doubt I ever shall go grey, really. My Granny faded slowly from blonde to silver, and my mother's half-way there, at the moment, she just looks a lighter, more shiny blonde than she used to.

Forgive me, by the way, as I should have said 20's. Definitely not yet 29. :)

    Guilty as charged.

We moved in and the existing windows were single glazed with rotten wooden framed. The extension part had double glazed wooden frames.

After one year we replaced the back of the house (north facing) with double glazing. That unbalanced the heating, the back of the house was warm and the front freezing.

The next year the front was double glazed.

Then the extension windows had to be changed, the wooden frames allowed rain to leak between the window and the frame.

So now its all upvc. Only interesting thing we did is make the sills black plastic not white. Looks effective on a white painted house.

sound like my windows. The ones I put paint stripper on this morning just crumbled. They are in ''phase 2'' so for the time being will get wood filler (or car filler, which I've been told in the past is better...any opinions anyone?) and be painted for the time being. Next week it will be time to start on the upstairs ones, then to start on the more difficult front ones.

How much to get a sash window refurbished do you reckon? Its been blocked so it doesn't open and painted up with about 150 coats of paint? Its go some original glass and some new planes :(

Also opinions please: mixed style of window and window furniture in this house because of different ages etc. Looking at new window furniture and locks and thinking....bronze. Less shiny-shiny than brass and should look ok on both the casements and, if things need replacing/locks, on the sashes.

Can I ask how mattress toppers work in practice as far as sheets are concerned? I am looking at buying a 7cms topper, but our fitted sheets strain to go over the mattress as it is. With an extra 7cms there's no way to do it. We also have a mattress protector which won't go over the combined lump of the mattress and topper. Any ideas?

    Looking at this one http://www.argos.co.uk/static/Product/partNumber/1273283/Trail/searchtext%3EMEMORY+FOAM+MATTRESS+TOPPER.htm#pdpFullProductInformation3/

    Thanks!

    Thanks!

You'd have to buy extra deep fitted sheets I think. I prefer flat sheets. They stay put!
