Garstang is the way to go. As a general rule, the closer to Garstang and the further away from the city centre, the nicer it will be.

Not if you're commuting to Warton its not. Garstang is nice, as are the surrounding villages but its a good drive to Warton and I don't think the M55 is the best way to get to Warton.

Given this new information somewhere on the west side of Preston would be ideal. Penwortham would be okay as its a quick drive up the A583 and A584, but also check out Wrea Green (lovely village), Kirkham, Freckleton or even Lytham which are all closer to Warton but further from Preston - might not be much in those areas at your price range though.

Cottom would be another idea - loads of new build around there and handy for the dock road/A583/A584. The nice parts of Ashton would also be good and keep you closer to Preston for shopping/entertainment.

I used to work in Warton (at BAe, its the only thing there) and commuted from Leyland which was about 30 mins in good traffic. The A584 gets snarled up at peak times but they work flexi (in the offices at least, or shifts in production) so if you do an early/late start then you can miss the traffic.

Longton and New Longton, while "nice" are a bit dull and the drive would be maddening as you're having to double back on yourself to get past the river ribble - you can see Warton from Longton but its a long drive around!

I agree. I've never lived in the area (so not biased by that!) but I did work near Garstang for a while and it was a lovely place. Thought about suggesting it myself but didn't know about public transport options there. I'm currently looking for houses around Chorley-way but Garstang is too far north for my needs...

it was the round Chorley way that stood out for me; I'm biased but do check out Brinscall. It's lovely there and not too expensive.

For the OP; Wrea Green is indeed lovely, but pretty expensive.

Thanks again for all your suggestions, i think we might rent first, and then we can get a better idea of the area. i fancy somewhere semi rural, but with good transport link.

Great Eccleston may be worth looking at. Nice village with a community feel about it as well as essential amenities. A friend lives there and works at Warton.

Been looking at Brinscall as well as Abbey Village, Withnell, Wheelton, Brindle, etc - anything in the corner between M61 and M65. Originally started in N.Bolton but drifting further north as time goes on.

OP could actually consider a much wider area than is being discussed here. If husband drives, commuting isn't too difficult if he's not travelling at usual rush hours and there are other towns than Preston that OP could be a bus ride from, e.g. Blackburn, Blackpool, Burnley, Southport (although commuting round the river can be a bit more of a pain), etc.

Renting and getting used to the area is definitely a good plan...

    Burnley

You'd have to be out of your mind to a) choose to live in Burnley b) commute from there to Warton!!

Semi-rural but with good transport - have a look at Kirkham. Nice village with good transport to Preston/Blackpool and a stones-throw from Warton.

Renting first is an excellent idea.
  • After living in all these areas I would say forget Preston and choose Lytham, St Annes, Poulton le Fylde or if you want rural Over wyre (hambleton, Preesall etc)

Isn't Lytham just full of old people though?
