buy a house near Preston

We will be relocating to Preston in Lancashire in April next year, does anyone know of any site that you can check on good areas to live [and the ones to avoid]

    If you post your specific requirements and situation, you make get posters with inside knowledge of the best locations for you.
  • I live near Preston and have a good knowledge of the area. Preston has like all other areas some areas with typical social problems and some area where serious crime is an issue(drugs weapons etc) These are all located in Preston town itself and are isolated to local authority housing estates.

    Any town/village on the outskirts of Preston, eg Longridge, Houghton, Penwortham, Grimsargh, are all really nice. A little further afield you get into the Ribble Valley towns like Clitheroe which are very nice but prices somewhat higher. If you have any specific questions about areas please let me know.
  • I've been living in Preston city center for nearly 2 years now and I think Fulwood area is quite decent? Near the hospital too...
  • I work in Preston and went to Uni there so know the area pretty well. Steer well clear of Ribbleton/Avenham. Fulwood is pretty much the best area within the city but is slowly being taken over by the expanding student population. It's still nice there though and I would live there.

    Personally I would move to the surrounding areas as mentioned above. if you don't mind a commute of approx 30-45 mins then look further afield to some of the smaller villages outside of Chorley; Brinscall, Wheelton and Brindle are lovely and rural and great if you have kids.

  • I went to Uni @ Preston and brought a house opposite Cardinal Newman College, may have been in the Avenham area and although we had no issues we did not really feel totally comfortable as there were young ppl hanging around near the high rise flats and shops but they never seemed to cause much issue - just large groups!! Also a very nice newish gym was built near by!!

    Penwortham is a very nice area, we had friends who lived there and I would def recc that area...

    Whoops, sorry! I just remember that when our car was stolen (in Preston) it was found on some estate in Ribbleton that looked well dodgy. I drive past Ribbleton sometimes (prob the roughest bit) and it seems a bit sinister esp at night. But...I am originally from a tiny village in deepest darkest Devon so am prob comparing it unfairly.
  • I've an aunt/uncle in Fulwood and spent 3 weeks there after my A-Levels many moons ago. Those 3 weeks were the happiest times - it is a fantastic area. I think I've always secretly aspired to living somewhere very similar.

    I grew up in Preston so know it very well. To give a specific answer need to know more about what you want - how far to commute, prefer suburbs or urban, and what price range for letting/buying, etc?

    In general I'd agree with the responses above. Avoid deepdale, ribbleton, tanterton, avenham, larches estate, lea, and parts of ingol and tulketh. Some bits of ashton are grim but some parts are very very nice.

    Fulwood is probably among the nicer areas - its quite a large area of preston and most of it is really nice and it is close enough to the city centre for a short commute by bus/car/bike. Further out to the north Broughton is very nice as are the surrounding villages of Woodplumpton etc.

    To the south of the river Penwortham is nice if a little soul-less and middle-class (Preston is generally pretty soul-less though!). Longton and new Longton are similar to Penwortham (boring middle class 4x4 land, but you might like that?) but slightly further out (still an easy 15 min commute). Bamber Bridge/Lostock Hall are a bit hit-and-miss - some nice bits and generally "ok". Further south you'll find Leyland which is a good place to live and has had loads of development over the past 15 years. There are massive new housing developments built towards Euxton too on an old MOD site which have really bloated the population of Leyland and the surrounding areas but mean that services have improved - big supermarkets, new train stations etc. Further south still you get Chorley and the surrounding villages - Charnock Richard, Mawdesley etc but then you're getting quite a long commute to Preston.

    I'd say Fulwood and Broughton north of the river are the best and closest to the city centre. South of the river Penwortham and Leyland are worth considering. Leyland is particularly well connected to the motorway network (M6, M61, M65).
