    why start in April?

I believe he started in April as that was when Halifax started to show falls.
He therefore is trying to ignore the rises before that.

Many experts and members in this forum predicted a stagnant year.
Many predicted rises in the first half of the year and falls in the second.

Many will be proven right again come the year end ;)

it's not good trying to decive people into your way of thinking just because you want to buy a cheaper house.

The release says that, but the actual figures show a lower price than a year ago.

I was right last month, it is nominal YOY.
    How do I know
    • Prices in October were 2.3% lower than at the end of 2009 on a seasonally adjusted basis (-1.2% unadjusted).
Why does it say (-1.2% non adjusted ) because it is speaking of the falls as a positive EG a negative loss in accounting terms is a gain :). (But why they can't write -2.3% and +1.2% I have no idea)

The report is correct in both aspects and we now know their YOY is nominal.

No desperation at all. Not from my end.
Many have stated that 2010 will be a stagnant year.
The facts are pointing out they pretty much will be such come the year end.

Why are you getting your knickers in a twist.
With a bit of time, I could pull out posts where we said when prices were rising at the beginning of the year, that they were likely to fall later in the year.

What were seeing is what we predicted.
Your just getting desperate to make a moutnain out of a molehill.

I just wanted to ask why you didn't answer him.
i didn't know there was anything to answer - he linked to a story from Zoopla and it wasn't too long ago that he made his thoughts quite clear about Zoopla...
To the even keener reader, they will notice the zoopla research is so basic, it deserves to be recycled into value toilet roll instead of the posher stuff.

but anyway, let's get back on topic
Next leg down is on....and it feels good
when's this next leg down meant to be happening and why isn't it feeling good anymore?

let's see if that can be answered...

Because that's the way he (I presume) works. He's a master of diversion and obfuscation and rarely directly addresses the point of disussion. Best to add to your ignore list and move on as he rarely adds much of value to the debate.

Unfortunately certain posters find it impossible to avoid rising to the bait.
