why start in April?
I believe he started in April as that was when Halifax started to show falls.
He therefore is trying to ignore the rises before that.
Many experts and members in this forum predicted a stagnant year.
Many predicted rises in the first half of the year and falls in the second.
Many will be proven right again come the year end:wall:

How do I know• Prices in October were 2.3% lower than at the end of 2009 on a seasonally adjusted basis (-1.2% unadjusted).. (But why they can't write -2.3% and +1.2% I have no idea)
The report is correct in both aspects and we now know their YOY is nominal.0 -

The facts are pointing out they pretty much will be such come the year end.
Why are you getting your knickers in a twist.
With a bit of time, I could pull out posts where we said when prices were rising at the beginning of the year, that they were likely to fall later in the year.
What were seeing is what we predicted.

Because that's the way he (I presume) works. He's a master of diversion and obfuscation and rarely directly addresses the point of disussion. Best to add to your ignore list and move on as he rarely adds much of value to the debate.
Unfortunately certain posters find it impossible to avoid rising to the bait.What goes around - comes around0
