    It is happening.

    Are you denying house prices are falling, on the basis of one months figures on one index, which we all knew would rise, and all knew why it would rise?

    Come on, enter discussion, or at least try.

    Ok,

    The last 4 months have seen the Halifax be up 3 months out of 4.

    By your own reasoning how would you say they are falling, why could the one fall not be a odd month on this index?

    If it were 3 out of 4 months of falls you would be calling it a trend.;)

    If you do not wish to enter discussion, why thank posts from really2 this morning complaining that it's always made into bear/bull fights, when since then all you and really2 have tried to do is create spats?

    Err, i think the problem here GD seemed to happened when a poser waded in, it was all jolly up until that point.

    AD and Dopester all think nominal stagnation seems to be most likely, but for some reason you still want to turn this in to a bunfight about falls.

    It went up today, why take it so bad, you were more than happy last month. Perhaps a little bit off acceptance here would not go a miss.

    You know that if this index went down some could cling to it being the next leg down.

    All that is happening is that prices are going up and down a bit and some indexes more than others.
    This is more than likely down to sample size and down to their own methodology

    When prices fall in an individual month, they are classed as "noise".

    There is then an angle put on to threads to try and make people look at the LR figures, as thats what really counts.

    Overall, prices, are falling. Quarter on Quarter. Were last month and are this month (went from 0.9% fall to 1.2% fall I beleive).

    On Nationwide, they are falling.

    On LR, they are now falling (I think!)

    On that other one, can't remember the name of it, aca something, they are now falling.

    As I say, I understand the "celebration" that prices have risen. Got to hand it over when they have. BUT, this was expected by all of us I think, I saw no one predicting a fall this month, because of the major fall last month. How many times does one have to accept its risen, predit it will rise, for you to stop saying "ha, he won't accept it"!!

    If you wish to deny any of the above, based on todays one month figures, then please do. I'm up for discussion. Just less interested in twisted lines, anything you say regard as "throwing toys out of the pram", and chucky (and you) on a crusade to really drag this board down into the depths of total immaturity everytime someone you have a dislike for posts...regardless of what they post.

    Who else goes running around, when someone posts something, to actively search through old posts, and bring a snippet of a post into a conversation, totally changing the context....when asked, denying to post up the full post, JUST to get one over the poster? It's nothing to do with the thread, and they don't wish to discuss the thread...it's just getting at the poster. It's not just me you do it to.

    I don't see any "bears" doing this, and I doubt you can find one either.

    We all know what this is about. You don't like what I have to say, and you hate the fact you can never actually get an insult back.

    For one second, imagine if I did throw my toys out of the pram....post after post afterwards would be spunking all over the place. They are even if I haven't....something will be found from one year ago to make it look as if I had, then celebrations after. And that's what all this is about. Desperation to combat posters.

    Look at how much has been made from my one simple line about house prices on the next leg down? Look how mnuch satisfaction it's give you and other bulls to somehow prove me wrong. You are finding it absolutely delicious. Don't pretend it's about something else. It's a mere addiction to go round trying desperately to find something wrong, because of the name above the post.

    As I say, it's not just me, fascinations have happened (and still happen) with others.

    you're quite right - i can see him breaking down all because the Halifax House Price Index was positive. i feel very sad for Graham :(

    next leg down... after one or even two months data, haha :eek:

    When prices fall in an individual month, they are classed as "noise".

    1 Month is Noise
    3 months is Mono
    6 months is Stereo
    12 months is Dolby

    This month is noise, no index is pointing to sustained falls, sorry.

    Nationwide most recent release was a -0.7% fall.
    They have had four negative months out of 10 in 2010 so far and are still showing a 1.4% YOY at present

    LR has shown a -0.1% in March and a -0.2% in September. The rest throughout the year is positive and is currently +5.2% YOY

    Halifax we've already discussed

    So on latest monthly releases, 3 out of 4 are up
    On YOY releases 4 out of 4 are up

    Still it can all change over the winter months.

    I'm not interested in the YOY rate. I'm interested in now. That's why I keep saying house prices are falling at the moment (and don't ever refer to whats happening YOY), and the same people keep coming back with "they are up if you look at it this way".

    The YOY figure during 2009 NEVER stopped you saying prices were rising. Though they were down YOY, they turned around and started to rise. You called them rises. I'm calling this falling.

    How about every time you say you were right, prices would stagnate, I keep referring you to the LR figures, and keep insisting you are wrong? Would that not annoy slightly? I know you are not talking abotu LR figures, so don't pipe up every time telling you you are wrong. Just the same as I'm not talking YOY, but now.
